About this file
This is an Asbestos Survey and Assessment Report prepared by Air Quality Consulting, LLC for Granite School District regarding Portable 4901 at West Kearns Elementary School located at 4901 S 4720 W, Kearns, UT 84118. The survey was conducted on June 8, 2026, in preparation for the pending demolition of the entire portable structure. Samples were collected by certified asbestos professionals and analyzed by Eurofins Reservoirs in Denver, Colorado, using Transmission Electron Microscopy (TEM) and Polarized Light Microscopy (PLM) analysis methods accredited by the National Voluntary Laboratory Accreditation Program (NVLAP) and the American Industrial Hygiene Association (AIHA LAP). The report documents a comprehensive assessment of fourteen bulk samples extracted from various materials throughout the portable, including cove base, vinyl flooring, ceiling panels, sink undercoating, drywall systems, and textured surfaces across both east and west classrooms, the restroom hallway, and entryways.
The testing results indicate that Asbestos-Containing Material (ACM) was not found in any of the bulk samples analyzed, with all results reported as "ND" (Non-Detect). The report examined approximately 21,634 square feet of building materials and components across the wood or metal-framed portable structure with metal roof and siding. Materials tested included 68 square feet of cove base, 1,600 square feet of vinyl flooring, 3,000 square feet of ceiling panels, drywall systems covering 11,000 square feet, and 4,500 square feet of brush textured surfaces. The laboratory report, designated RES 757226-1, was completed on June 9, 2026, and certified by Camryn Baumgartner, confirming that no asbestos content requiring OSHA regulation was identified in any sampled materials, thus clearing the portable for demolition activities without asbestos abatement requirements.

Notes
1. All materials and conditions are interpreted by Air Quality Consulting LLC
2. The Environmental Protection Agency (EPA) National Emission Standard for Hazardous Air Pollutants (NESHAP) asbestos revision as outlined in 40 CFR, Part 61, became effective November 20, 1990. The asbestos classification system outlined in the revision and included in this section is dynamic in nature. Asbestos materials classified as “Non-Regulated” at the time of the survey may become “Regulated” due to ongoing or planned maintenance, renovation or demolition actions which can transform a material containing greater than 1% asbestos from a “non-friable” and “Non-Regulated” to a “friable” and “Regulated” condition. Classification of ACM in this section and in the executive summary of this report is, therefore, based on the observations of the surveyor at the time of the survey and may or may not be appropriate at later dates.
3. Maintenance, renovation, demolition, weathering, normal wear, water or other damage can alter the “Non-Regulated” status of materials, and necessitate precautions required for handling them as “Regulated” asbestos-materials.
4. Details on testing locations, methods and results can be found on the remaining report.
Asbestos Survey and Assessment Performed at West Kearns Elementary Portable 4901
4901 S 4720 W Kearns, UT, 84118
10 June, 2026
Methods and Materials
A survey of the areas was conducted to observe, identify, locate and sample any materials suspected of containing asbestos according to NESHAP categories. All accessible areas were identified and documented.
Bulk samples were collected using approved methods and microscopically analyzed for asbestos content by a lab that participates in the National Institute for Standards and Technology’s National Voluntary Laboratory Accreditation Program (NVLAP).
Asbestos percentages were estimated utilizing the polarized light microscope (PLM) and dispersion staining methods as prescribed by NIOSH.
