About this file
This is Addendum TWO to the contract documents for the MSR Building Renovations & Site Improvements project at Mason Ridge Elementary School, located at 715 South Mason Road, Town & Country, Missouri 63141, issued by Parkway School District on October 3, 2025. The addendum modifies the door hardware specifications and site details for the project. Specifically, it replaces Section 080671 (Door Hardware Schedule) entirely and Section 087100 (Door Hardware) in their entirety, and modifies Section 081613 regarding fiberglass doors by adding a requirement that automatic door closers be adjusted to a maximum pressure of 15 pounds to operate. The addendum also replaces Sheet C8 (Site Details) with a new version. The Door Hardware Schedule specifies hardware sets for various door openings, including panic hardware, exit devices, hinges, closers, thresholds, weatherstripping, and access control locks from manufacturers such as Von Duprin, McKinney, LCN, Hager, Sargent, and Best Access Systems, with finishes specified primarily as satin chromium plated (Code 626).
The hardware specifications require compliance with multiple BHMA (Builders Hardware Manufacturers Association) standards and include detailed requirements for installation, testing, and warranty. Door hardware manufacturers are limited to pre-approved vendors, with no substitutions permitted without written approval. The specifications mandate that hardware be installed in accordance with manufacturer instructions and applicable codes, with fire door assemblies requiring inspection and testing under NFPA 80 within 90 days of substantial completion. An Architectural Hardware Consultant must inspect and certify proper installation. Warranty periods are specified as five years minimum for closers, three years minimum for exit devices and locksets, and two years minimum for other hardware. The project involves coordination with Bond Architects, Inc. (the architect) and includes site details for parking, sidewalks, curbing, ramps, and stairs with specific material and dimension requirements shown in the accompanying drawings.
