1. Project Overview and Objectives

1.1. University Village is an on-campus apartment complex consisting of 58 residential garden-style buildings. Over the past several years, structural deficiencies have been identified in the original construction of numerous balconies throughout the complex. This project entails the structural repair and rehabilitation of multiple second- and third-floor balconies within the existing wood-framed apartment buildings.

1.2. This project involves the structural rebuild of multiple balconies located on the second and third floors of the existing wood‑framed apartment buildings within the University Village Phase 5 Apartments: specifically, buildings 38, 39, 40, and 41. Please note that this CSP is a re‑issue of the previously released University Village Apartments: Balcony Rebuild and Repair project from 2025. While the overall scope of work remains unchanged, the number of buildings has been reduced to implement a smaller pilot‑project approach.
