About this file
This is a specifications document for a construction contract issued by Alcona Community Schools for the Alcona Elementary School Sugar Shack project. The project encompasses comprehensive renovation and construction work including demolition, masonry work, roofing with fiberglass-based asphalt shingles, metal fabrications, carpentry, aluminum soffit and fascia installation, flashing, and sealant work. The specifications establish detailed requirements for materials, workmanship standards, and installation procedures across multiple trade divisions. Key materials specified include concrete masonry units with integral color finishes, pressure-treated lumber, asphalt roofing shingles meeting ASTM standards, aluminum soffit panels with Kynar finish, galvanized steel fasteners, and two-component sealants. The specifications reference the 2015 Michigan Building Code and require contractors to comply with AIA A201-2017 General Conditions of the Contract for Construction. Submittals must be made within 35 days of contract award, and contractors must maintain project record documents throughout construction. The contractor bears responsibility for all demolition and disposal, site safety, utility relocation coordination, and protection of existing landscaping.
Pricing terms are to be established through the formal bid process, with payment contingent upon the contractor's provision of satisfactory materials and completion of work in accordance with specified standards. The contract includes liquidated damages provisions for failure to meet correction deadlines and allows the owner to withhold payments for defective work, claims against subcontractors, or reasonable doubt regarding project completion. The specifications require that all materials meet or exceed named industry standards, with the architect retaining authority to reject non-complying items and approve substitutions. The contractor must provide warranties including manufacturer's extended coverage of at least 25 years for roofing materials and must obtain performance and labor-material bonds. The project is subject to equal opportunity employment clauses, prevailing wage requirements under the Contract Work Hours Standard Act, and compliance with Michigan's Iran Economic Sanctions Act.
