About this file

This is an Addendum #2 to the Summary of Work section for a state and local construction contract opportunity issued by the Department of Corrections for the Wheatland Valley Correctional Facility (WHVCF) Phase 2 project. The project involves the reroofing of the Prisoner Service Building (PSB) and Fieldhouse Building, excluding the east canopy of the PSB. The base bid work includes complete removal of existing roofing down to the structural steel deck, installation of new rigid insulation with minimum R-Value of 30, and installation of new EPDM membrane on low-slope areas and standing seam metal panels on steep-slope sections. The project also encompasses mansard metal panel installation, through-wall masonry flashing, penetration and edge flashing work, and installation of a new exterior roof access ladder at the Fieldhouse. Material quantities include approximately 13,650 square feet of EPDM, 15,000 square feet of steep-sloped standing seam metal roof, and 3,400 square feet of mansard panels on the PSB, with approximately 14,000 square feet of EPDM, 7,600 square feet of steep-sloped standing seam metal siding, and 2,700 square feet of mansard panels on the Fieldhouse. Alternate No. 1 provides a deduct option for roof system recovery on select building sections, utilizing existing insulation layers and installing new 1.5-inch recovery board rather than complete removal and replacement.

The contract includes unit pricing for potential additional work such as removal and replacement of deteriorated steel roof deck, wood nailer and blocking repairs, walkway pad installation, and polyiso insulation replacement. The bid summary page and schedule of change order prices reflect select allowances for unit price work. The contractor is responsible for maintaining temporary utilities, enclosures, fencing, interior and exterior protection, and ensuring the buildings remain watertight throughout construction. Special provisions include coordination with facility operations for any equipment modifications, mapping of existing conduit locations to prevent damage during mechanical fastening, and coordination with the State and Department of Corrections regarding the new roof access ladder specifications and security requirements.

Removal of the masonry bricks that are immediately above the sheet metal through wall flashings at the high end of the steep sloped metal panels and at the top of the existing membrane base flashing of the four small entrance roofs of the Fieldhouse . Demolition shall include removal of the existing metal through wall. Work shall be done in segments so that the existing brick above will be supported from falling. Contractor shall be responsible for repair and restoration of any brick that becomes damaged from the through wall restoration work.

F. Refer to Section 02050 – Roof Demolition.

3.03 ROUGH CARPENTRY

A. Inspect existing wood blocking for deterioration or damage. Remove and replace existing rotted/damaged wood blocking (unit price).

B. Install new wood blocking along perimeters to closely match the thickness of the new replacement (or recovery) insulation/roof system, as detailed or needed.

C. Install new wood blocking at isolated curbs to raise the curb flashings to a minimum 8 inches above the surface of the new roof membrane, as detailed.

D. Install a layer of new nominal ½” wood sheeting on the PSB & Fieldhouse Building Roof Sections ‘C’, mechanically attached to the steel roof deck through the new insulation layers.

E. Refer to Section 06100 - Rough Carpentry.

3.04 ROOF INSULATION
