About this file
01 55 00 Site Access Staging and Phasing
This is a project specification document for the Colorado roof and ceiling repair project at an indoor arena and stalls facility (LCC 27-1). The document outlines site access, staging, and phasing requirements for the construction project. The specification establishes procedures for contractor access to the work site, including requirements for maintaining site security, controlling traffic flow, and coordinating with facility operations. Phasing requirements detail how work must be sequenced to minimize disruption to ongoing facility activities, with specific attention to maintaining access for personnel and equipment while repairs to the roof and ceiling systems are underway. The document establishes protocols for material staging areas, temporary facility setup, and coordination of multiple trades working within the constrained indoor arena environment.
The specification emphasizes operational continuity throughout the construction period, requiring contractors to develop and implement detailed site management plans that address logistics, safety, and access control. The document mandates coordination with facility management to schedule work phases in a manner that permits continued use of portions of the facility. Contractors must comply with all temporary facilities requirements, including erosion control, dust suppression, and waste management protocols specific to an indoor agricultural facility. The document serves as a binding requirement for bid proposals and subsequent contract performance, with all contractors required to acknowledge understanding of and compliance with these site access and phasing parameters as a condition of project award.
