About this file
This is a Summary of Work document for Lamar Community College's roof replacement project (Project Number 2024-077M23), located at 2401 South Main Street, Lamar, Colorado 81052. The project involves the complete removal and disposal of existing metal roofing, deteriorated insulation, and vapor barrier, with installation of new standing seam metal roofing, insulation, and vapor barrier to meet current building and energy code requirements. The work will be executed under a single contract between the Owner and General Contractor, though the Owner reserves the right to self-perform or separately contract some work. Attendance at a mandatory site walk-through is required for all General Contract bidders, with confirmation of attendance serving as a condition of the agreement. The anticipated Notice to Proceed date is approximately October 12, 2026, with anticipated start of field work on May 3, 2027, and substantial completion required within 80 calendar days from the start of field construction. Final completion is required 30 calendar days after substantial completion. The project includes three additive alternates addressing additional roof areas and includes an allowance for potential immediate replacement of moisture-saturated rigid roofing insulation assemblies discovered during work associated with Additive Alternates 2 and 3.
The project is subject to Colorado Prevailing Wage Statute requirements and Colorado Apprenticeship Utilization requirements for mechanical, mechanical sheet metal, fire suppression, sprinkler fitting, electrical, and plumbing work. The project is NOT subject to the Buy Clean Colorado Act due to the types of materials being utilized. Construction is funded through two separate State appropriations but is considered a single project. Weather-related work-day cancellations have been allocated at 30 calendar days for the construction period from May 1 through July 20, 2027, with weather-day determinations based on rain forecasts or wind conditions (sustained winds exceeding 15 mph or gusts exceeding 20 mph). The Contractor must complete all roofing demolition and reconstruction to make the building weather-tight within the same day to manage the building's exposure to environmental conditions. Contractor personnel must adhere to the Owner's policies prohibiting sexual harassment, offensive language, alcohol, tobacco, vaping, marijuana, and illegal substances on campus. The project requires coordination with the Owner's special event schedule, including a Spring Horse Show through April 23, 2027, and return of horses and students to campus on August 6, 2027.
