About this opportunity

Dalton Public Schools is seeking a Construction Management at Risk (CM@Risk) firm to manage the construction of the Dalton Academy Metals Lab Modifications project in Ware County, Georgia. The scope of work includes interior modifications totaling approximately 3,000 square feet to create a new metals lab and classroom within an existing building, as well as construction of an exterior covered work and material storage area and loading dock. The successful CM@Risk firm must collaborate with architect James W. Buckley & Associates, develop a Guaranteed Maximum Price (GMP) upon completion of construction documents, and commit to a two-year warranty on the entire project while requiring identical warranties from all trade contractors. Qualified firms must demonstrate a safety Experience Modification Rate average less than 1.20 over three years, possess bonding capacity for the full project cost, maintain current Builder's Risk Insurance, have a minimum of ten years in business, and maintain a fully staffed permanent office within 250 miles of the project site. The CM@Risk fee shall range from a minimum of 7 percent to a maximum of 12 percent of the cost of work, calculated on trade packages and self-performed work only, excluding contingencies, allowances, and the CM's fee itself, with fees covering pre-construction services, construction management, corporate overhead, profit, general conditions, and performance and payment bonds. A mandatory pre-proposal meeting is scheduled for 3:00 PM on January 6, 2026, at the Dalton Public Schools Operations Building, 412 South Hamilton Street, Dalton, Georgia 30720; firms not attending are ineligible to submit proposals. Sealed proposals must be received by 1:00 PM prevailing time on January 20, 2026, at the same location, with shortlisted firms expected to participate in interviews on January 27, 2026, and contract award anticipated by February 9, 2026. Proposal documents are available at no cost from Teresa Moore at James W. Buckley & Associates at (478) 237-6467 or tam@jwbuckley.com.

The procurement documents do not specify any set-aside designations or restrictions based on disadvantaged enterprise status or organizational type. No incumbent vendors or current contractors are identified in the available documentation. The project will be funded through a combination of state and local funds, with an estimated construction budget ranging from $1,200,000 to $1,500,000. The final contract value will depend on the Guaranteed Maximum Price negotiated between the CM@Risk firm and the Owner following completion of the construction documents. Dalton Public Schools reserves the right to reject any or all proposals and to waive technicalities and informalities in the procurement process. Proposals cannot be withdrawn for 60 days following the proposal opening date.
