About this opportunity

The South Area Demolitions Project is a state and local contract opportunity issued by the Midpeninsula Regional Open Space District for Santa Clara County, specifically targeting the Sierra Azul Open Space Preserve. The procurement seeks a qualified contractor to provide comprehensive remediation and construction services involving demolition and debris removal across four properties: Meyer, Scholer, McKannay, and Estrada. The scope of work includes hazardous materials remediation, complete demolition and removal of above and below-grade structures, and minor grading for drainage and erosion control. Contractors must possess either a Class A General Engineering Contractor license or a Class B General Building Contractor license with C-21 specialization. Mandatory pre-bid site tours are scheduled for May 22nd and 27th, 2025, with bids due on June 12th, 2025, and an anticipated contract award on July 23rd, 2025. The project timeline requires work completion between September 1st and October 31st, 2025, with specific environmental compliance requirements including biological monitoring, species protection protocols, and adherence to waste diversion and management guidelines.

The contract does not explicitly mention set-aside designations for disadvantaged enterprises. Bidders are required to submit a 10% bid guarantee, provide a list of subcontractors, and complete a noncollusion affidavit. The total project budget is estimated at $800,000, which encompasses general conditions, mobilization, construction, site restoration, and allowances for stand-down time related to protected species compliance. The project involves comprehensive site restoration and will require careful management of environmental resources, including protocols for handling special-status species like San Francisco garter snakes and California red-legged frogs. Additional project requirements include managing hazardous materials such as asbestos-containing materials, lead-based paints, propane tanks, and liquid acid car batteries, with strict adherence to California hazardous waste regulations. Contractors will need to provide detailed documentation of waste diversion, material salvage, and environmental protection measures throughout the demolition process.
