About this opportunity

Lamar Community College in Prowers County, Colorado is soliciting bids for repair and replacement of the roof and ceiling in its Indoor Arena and Stalls facility (Project 2024-077M23) under a Design/Bid/Build delivery, with bids due September 22, 2026 at 1:00 PM MDT and a mandatory pre-bid conference and site tour on September 10, 2026 at 1:00 PM MDT at 2401 S Main St, Lamar, CO 81052. Attendance at the pre-bid conference is a condition of bid qualification.

The scope encompasses removal and disposal of existing metal roofing, deteriorated insulation, and vapor barrier from a pre-engineered metal building, followed by installation of new standing seam metal roofing and thermal insulation systems meeting current building and energy code requirements. The work includes three additive alternates addressing additional areas. Critical specifications mandate standing seam metal roofing with three-coat fluoropolymer/PVDF finish (basis of design: Nucor Buildings Group CFR or Ceco Double-Lok, with approved equals from Central States Manufacturing, MetlSpan, and Butler Manufacturing Company); thermal insulation with R-30 minimum performance (Nucor Buildings Group Sag-N-Bag or approved equal from Butler); compliance with ASTM C991 Type II insulation standards; wind loads per drawing A2.20; snow design load of 30 psf; deflection limits of 1/240 span; maximum U-factor of 0.035; and seismic design category A. Manufacturers must provide 20-year warranties on metal panel finishes and standing-seam weathertightness. A critical constraint requires roofing demolition and reconstruction within the same calendar day to prevent weather exposure.

The estimated project cost is $1.419 million. Field construction runs from May 3, 2027 to July 20, 2027, with substantial completion required within 80 calendar days and final completion 30 days thereafter. The schedule must incorporate 30 calendar days of anticipated weather-related work cancellations as float time.

Qualified bidders must demonstrate two years of operation under the same business name, contracting experience on at least two projects exceeding $1.5 million in hard costs utilizing Colorado office expertise, and bonding capacity up to $2 million. A bid bond of no less than 5% of bid and payment and performance bonds of no less than 50% of contract value are required. The project is subject to Colorado's Prevailing Wage Statute and Apprenticeship Utilization requirements for mechanical, sheet metal, fire suppression, sprinkler fitting, electrical, and plumbing trades; Colorado labor must perform at least 80% of work. The project is not subject to the Buy Clean Colorado Act. Clarification requests are due September 17, 2026. Award notification is anticipated September 24, 2026; contract approval by October 8, 2026; and Notice to Proceed by October 12, 2026. Late submittals will be rejected without consideration.
