About this file

This is a Project Management and Coordination specification section for the Lamar Community College Repair Roof and Ceiling, Indoor Arena, and Stalls project (Project Number 2024-077M23) in Colorado. The specification establishes administrative procedures and coordination requirements for the construction contractor, encompassing coordination of construction operations across multiple sections, preparation of coordination drawings, and management of project meetings. The contractor must coordinate all construction activities to ensure efficient and orderly installation, schedule operations in proper sequence, coordinate with multiple subcontractors and suppliers, and prepare memoranda outlining special coordination procedures for all involved parties. A preconstruction conference must be held no later than ten days after Notice to Proceed, with attendance required from authorized representatives of the Owner, Architect, Contractor and its superintendent, major subcontractors, suppliers, and other concerned parties. The agenda for this conference covers critical items including the construction schedule, phasing, work sequencing, key personnel assignments, change order procedures, RFI processes, testing and inspection procedures, payment application processing, record document preparation, work restrictions, temporary facilities, waste management, parking, office and storage areas, equipment deliveries, security, and working hours. Additionally, preinstallation conferences must be conducted before each construction activity requiring coordination with other work, and formal progress meetings must be held at biweekly intervals or more frequently at the discretion of the Architect or Owner.

Progress meetings must include representatives from the Owner, Architect, all contractors, subcontractors, suppliers, and other entities involved in current or future project activities. Meeting agendas shall address the Contractor's Construction Schedule, progress status relative to baseline schedule, expeditation of behind-schedule activities, present and future needs of entities present, interface requirements, sequence of operations, submittal and delivery status, site utilization, temporary facilities, work hours, hazards and risks, quality standards, RFI status, change orders, and documentation for payment requests. The Architect is responsible for recording and distributing minutes from both preconstruction and progress meetings to all attendees and other necessary parties within three days of the meeting. The specification does not address pricing terms, set asides, incumbents, funding requirements, or contract renewal options.
