The scope covers comprehensive weekly, monthly, seasonal, and annual inspection, maintenance, repair, and seasonal adjustment of the Building 801 irrigation system at 4110 Guadalupe, Austin, Texas, including two Hunter ACC2 two-wire decoder controllers, 31 stations (25 subsurface drip channels and approximately 6 exterior tree bubbler zones), Rain Bird Wi-Fi courtyard controllers, Wilkins 950 double-check backflow prevention assemblies, mainline and lateral piping, valves, and related components. All work must conform to HCP 32 8400 specifications and active manufacturer warranties from Hunter, Netafim, Rain Bird, Wilkins/Zurn/Febco, and Whittlesey. Annual backflow prevention assembly testing must be coordinated with a Texas-certified Backflow Prevention Assembly Tester per 30 TAC 290.44(h). Distribution uniformity testing is required. Replacement parts and materials are billable at the contractor's actual cost with no markup; all unused materials become ASH property and remain on site. Standard work hours are Monday through Friday, 7:00 AM to 4:00 PM, with emergency response within one hour and routine service response within four hours. Work outside regular business hours requires written approval and is billed separately.

Bidders must hold a current Texas Landscape Irrigator License, demonstrate a minimum of five years of relevant commercial irrigation experience, and provide three verifiable references for similar commercial contracts within the last five years. All contractor and subcontractor personnel must be at least 18 years old, complete ASH Contractor Safety & Risk Management Policy orientation before beginning work, have one year of documented commercial experience, and pass Texas Department of Public Safety background checks.
