About this opportunity
LEAD Public Schools is requesting proposals for Construction Manager at Risk (CMAR) / General Contractor services for the redevelopment of its Metroplex campus in Nashville, Davidson County, Tennessee, with proposals due October 22, 2026.
The scope encompasses preconstruction services immediately following award — including design review, value engineering, constructability analysis, and scheduling — followed by construction services subject to successful negotiation and LEAD approval of a Guaranteed Maximum Price (GMP). The project redevelops two buildings: LEAD Offices at 446 Metroplex Drive (approximately 29,000 square feet across two levels) and LEAD Building B at 1221 Antioch Pike (approximately 53,400 square feet across three levels), with Building B serving as a K–5 academic facility and Building A housing administrative offices, NEST services, community spaces, and professional development facilities. Work includes selective interior demolition of non-structural components (interior walls, doors, windows, finishes, ceilings, ductwork) while preserving structural elements, roof assemblies, exterior envelopes, utilities, and life-safety systems. Interior finishes specify acoustic ceiling systems, gypsum board soffits and ceilings, painted exposed structural elements, and coordination of lighting, HVAC, fire suppression, and technology systems. Exterior work includes painting existing roof, fascia, masonry, and siding; installing insulated metal panel prefabricated canopy systems; and re-coating the existing metal roof with spray foam insulation (R-30 minimum). The selected CMAR must coordinate pre-demolition asbestos survey, competitively procure demolition subcontractors, manage bid analysis and award recommendations, and execute phased demolition sequencing based on LEAD occupancy coordination. Permits T2026063342 and T2026063343 have been submitted to Metro for review.
The RFP specifies a phased approach with design milestone gates, geotechnical and topographic site data, and existing building systems condition reports provided as exhibits. Proposers must identify earliest feasible mobilization dates and anticipated demolition duration. The selected contractor must meet Tennessee state and local licensing requirements, comply with prevailing wage requirements, and maintain appropriate bonding and insurance capabilities.
