About this opportunity
Colorado Northwestern Community College (CNCC), through the Office of the State Architect, is requesting quotes on replacement of exterior storefront glazing systems and entrance doors at the Johnson Building in Rangely, Colorado under Documented Quote Request CNCC FY27-001, with quotes due August 14, 2026 at 5:00 p.m. Mountain Time. A Colorado resident bidder preference applies under Colorado law. Questions are due July 31, 2026 at 8:00 a.m. Mountain Time.
The scope encompasses demolition and replacement of two storefront openings — one fixed assembly and one with an integrated entry door — with thermally broken commercial aluminum storefront systems from manufacturers including Kawneer, YKK AP, EFCO, Tubelite, or Oldcastle. Fixed assemblies must meet maximum U-Factor of 0.34 and SHGC of 0.38; entrance assemblies must meet maximum U-Factor of 0.63 and SHGC of 0.34. The work includes heavy-duty door hardware (closers, thresholds, weatherstripping, panic hardware, locking hardware compatible with the owner's key system) and a complete electronic access control system (electronic locks, readers, door contacts, request-to-exit devices, controllers, power supplies, battery backup, wiring, programming, testing, commissioning). The contractor must match the existing Johnson Building main entrance storefront frame color and conduct a mandatory site visit to verify existing conditions and dimensions prior to fabrication; no additional compensation is granted for conditions identifiable during pre-bid inspection. CNCC uses a non-cloud-based version of Access IT and does not plan to switch, requiring bidders to accommodate this legacy system in their access control design. Deliverables include shop drawings, product data, hardware schedules, access control information, color samples, glazing performance data, one-year workmanship warranty, manufacturer warranties, and closeout documentation including maintenance information and owner training.
A bid bond of not less than 5% of the total bid is required if the construction value equals or exceeds $50,000. Bidders must be registered in CORE and with the Colorado Secretary of State, comply with E-Verify requirements, and disclose any services performed outside Colorado. Pricing must be FOB Destination and firm. Unit pricing is requested to facilitate negotiations. Completion estimates and materials lead times are mandatory submissions. Award will be made to the lowest responsible bidder. No pre-bid conference is scheduled; site visits are at the agency's discretion.
