About this file

This is a Scope of Work document for the Colorado Northwestern Community College (CNCC) Johnson Building Storefront and Entrance Replacement project, a state contract opportunity in Colorado. The scope requires a complete storefront replacement including demolition of existing storefront framing, glazing, and entrance doors; installation of thermally broken commercial aluminum storefront systems from manufacturers such as Kawneer, YKK AP, EFCO, Tubelite, or Oldcastle; and installation of entrance storefront assemblies with fixed storefront assemblies meeting maximum U-Factor of 0.34 and SHGC of 0.38, and entrance assemblies meeting maximum U-Factor of 0.63 and SHGC of 0.34. The project also requires heavy-duty door hardware including closers, thresholds, weatherstripping, panic hardware, and locking hardware compatible with the owner's key system, along with complete electronic access control systems including electronic locks, readers, door contacts, request-to-exit devices, controllers, power supplies, battery backup, wiring, programming, testing, and commissioning. The contractor must match the existing Johnson Building main entrance storefront frame color and conduct a mandatory site visit to verify all existing conditions and dimensions prior to fabrication, with no additional compensation granted for conditions that could have been identified during pre-bid inspection.

The contract requires comprehensive preconstruction services including field verification, coordination, shop drawings, and scheduling, with all dimensions verified by the contractor prior to fabrication. Submittals must include shop drawings, product data, hardware schedules, access control information, color samples, glazing performance data, and warranties. The contractor shall provide a one-year workmanship warranty plus manufacturer warranties for all storefront, glazing, hardware, and access control equipment. Closeout deliverables include warranty documents, maintenance information, final shop drawings, keying schedules, record drawings, and owner training documentation. The scope notes that CNCC currently uses an older, non-cloud-based version of Access IT and does not plan to switch, which bidders must accommodate in their access control system design and implementation.
