About this opportunity
Grand Rapids Public Schools District (GRPS) is requesting qualifications for Construction Manager as Constructor (CMc) services for two school auditorium renovation projects, with qualifications due October 27, 2026 at 11:00 a.m. and interviews scheduled for November 5, 2026. Addendum 1, posted October 20, amended the submission deadline from October 22 to October 27 and added scope work (carpet, ceiling tile, lighting replacement, and repainting in the Music Rooms at City Auditorium).
The two projects are City Middle High Auditorium (1720 Plainfield Ave. NE) with a total program budget of approximately $3.939 million and projected construction budget of $2.722 million, and Burton Elementary/Middle Auditorium (2133 Buchanan Ave. SW) with a total program budget of approximately $475,000 and projected construction budget of $320,500. City Middle High construction runs June 7, 2027 through October 2027; Burton construction runs June 5, 2028 through the start of the 2028–29 school year. Both projects involve pre-construction and construction management services. City Middle High scope includes house and aisle lighting control replacements, audio-visual upgrades, rigging system upgrades, stage floor refinishing, seating replacement, carpet replacement, orchestra pit cover, and HVAC renovation. Burton scope includes stage, house, and aisle lighting upgrades and HVAC work.
The CMc will partner with designer of record Diekema Hamann AE and provide pre-construction services including updated cost opinions, schedule development, constructability advice, and supply chain forecasting. Performance and payment bonds for 100% of the Guaranteed Maximum Price are required; bonding applies only to the CM's portion. The selected firm must comply with AIA Document A121 CM or B133-Modified agreement. One consolidated fee proposal with costs separated by project is required. Permit submission and associated costs fall within the CMc's scope.
Evaluation uses a three-step qualification-based approach: 50% Part I Technical Qualifications, 35% Team Interview, 15% Part II Fee Proposal. Board approval is anticipated December 14, 2026. Voluntary pre-submission meetings were held October 19, 2026 at both project sites. Requests for Information are due October 23, 2026 at 10:00 a.m.
