About this opportunity
The Colorado Division of Parks and Wildlife is requesting sealed bids for the demolition and replacement of the Carpios Ridge Restroom Facility at Trinidad Lake State Park, with bids due September 2, 2026 at 10:00 a.m. The mandatory pre-bid conference was held August 20, 2026. Colorado resident bidders receive preference under state law, and Service Disabled Veteran Owned Small Businesses (SDVOSBs) certified by the U.S. Department of Veterans Affairs may receive a 5% bid preference.
The scope includes demolition of the existing restroom building, foundation, and sidewalks; removal of asbestos-containing materials (ACM) identified in pre-demolition inspection (10% chrysotile in tar sealant around skylights and pipe jacks, approximately 20 square feet) as a contractor expense; installation of a CXT-Arapahoe Flush Restroom or approved equal; site preparation; and concrete sidewalk installation. Contractors selecting an onsite build option must provide engineer-stamped drawings for approval. Electrical service must be 200 amps in the chase area. All base bid items are priced as lump-sum.
The estimated contract value is between $375,000 and $500,000. The project is located at 32610 Highway 12, Trinidad, Colorado. Work must be completed within 180 calendar days from Notice to Proceed, with substantial completion targeted for February 16, 2027. Liquidated damages are $750 per day for delays beyond contract time. A 5% bid bond, certified check, or cashier's check is required with sealed bids. Performance and labor bonds equal to 100% of contract price are required for awards of $150,000 or more. Comprehensive insurance including general liability, workers' compensation, automobile liability, and pollution liability with $1,000,000 combined single limits is mandatory. For projects reaching $500,000, Colorado prevailing wage and 80% Colorado labor requirements apply. Written questions were due August 27, 2026. Notice of Intent to Award is tentatively scheduled for September 2, 2026, with Notice to Proceed on September 16, 2026. Project Manager Dennis Beamis (719-227-5200) manages the project.
