Bidders must conduct full-time on-site supervision, provide a minimum two-year warranty from substantial completion, and maintain all field personnel with current MiCHATS background checks. Subcontractors must carry comprehensive general liability of $1 million per occurrence with $2 million aggregate, automobile liability of $1 million, and $1 million umbrella coverage, with American Village Builders, Inc. and AVB Construction, LLC named as additional insureds. Ten percent retainage is held until project completion, with monthly progress payments processed by the 25th of each month and paid between the 25th and 30th of the following month.
All proposals must remain firm for 30 days after submittal and include a bid bond equal to 5% of bid cost (or cashier's check substitute) plus a deductible cost for Performance Labor and Material Bonds. Bids must incorporate Michigan Sales and Use Tax and all applicable federal, state, and local taxes. A pre-bid meeting and walkthrough are encouraged but not mandatory. Bidders must acknowledge receipt of Addendum 2 (issued July 7, 2026) and comply with all revised requirements. Local participation is encouraged but not required for award consideration. Selection is not based solely on pricing; AVB Construction and the owner reserve the right to reject any proposals in whole or in part.
