About this opportunity

The Board of Regents of the University System of Georgia is requesting sealed bids for conversion of an existing classroom space into an animation laboratory at Augusta University's Summerville Campus under Design-Bid-Build delivery, with bids due September 29, 2026 at 9:00 a.m. and a mandatory pre-bid conference on September 3, 2026 at 9:00 a.m. at University Hall, Room 249, 2500 Walton Way, Augusta, Georgia.

The scope encompasses selective demolition, framing, insulation, door and hardware installation, flooring preparation, gypsum board and acoustical tile ceilings, painting, tactile signage, fire suppression system rework, plumbing modifications, HVAC installation (Trane VCWF-08 VAV terminal units with hydronic heating coils integrated into the existing Johnson Controls Metasys system), and comprehensive electrical modifications including lighting, data/voice outlets, fire alarm components, and access control systems. The existing classroom space totals 956 square feet. Construction documents dated April 10, 2026 require compliance with 2024 International Building Code, 2024 International Fire Code, 2023 National Electrical Code, 2024 NFPA 101 Life Safety Code, NFPA 13 Sprinkler Standards, and Georgia State Fire Marshal requirements. The contractor must maintain negative static pressure during demolition and construction per ICRA air calculation requirements and obtain AABC or NEBB certified contractors for testing, adjusting, and balancing; all data and communications wiring requires Enhanced Category 6E certification testing. The design professional is 2KM Architects, Inc. Bidding documents cost $125 per set (refundable upon return within thirty days after bid opening).

Project completion is January 11, 2027. The contract is awarded to the lowest responsive and responsible bidder on a lump sum basis. Bidders must submit a bid bond of not less than 5% of bid amount; performance and payment bonds each at 100% of contract sum are required prior to contract execution. Bidders must demonstrate current ratio of 1.0 or higher and Workers' Compensation Experience Modification Rate not exceeding an average of 1.2 over three years. Compliance with Georgia Security and Immigration Compliance Act, non-debarment certification, and evidence of previous successful public works completion are mandatory. Insurance requirements include $2,000,000 Commercial General Liability minimum per project and $1,000,000 Commercial Business Automobile Liability. One deductive alternate is offered: deletion of sound-attenuating gypsum board installation. Requests for information are due September 10, 2026, with responses within three business days. The Owner reserves the right to reject all bids exceeding budget or negotiate with the lowest responsive and responsible bidder to achieve project cost within budget through design modifications.
