About this opportunity

The Town of Fairfield, Connecticut is seeking proposals from qualified architectural firms to conduct an Architectural Feasibility Study for the Fairfield Woods Library Branch. The procurement is a professional services request (RFP #2026-11) targeting Connecticut-registered architects or architectural firms to perform a comprehensive assessment of the library's existing facilities. Deliverables will include functional needs analysis, facilities space assessment, site analysis, schematic design drawings, renderings, community design charrettes, and a statement of probable project cost. The selected firm will develop at least two redesign options with detailed floor plans, interior and exterior renderings, and a professional cost estimate. Evaluation criteria will encompass the proposer's specialized experience, past performance, fee competitiveness, knowledge of Connecticut municipalities, and innovative approach. Key dates include a mandatory site visit on September 9th, 2025, an RFI deadline of September 10th, 2025, and proposal submissions due through the Bonfire website by September 17th, 2025. The contract may be potentially amended to include future design development, bidding, and construction administration phases based on satisfactory study completion.

While no specific set-aside designations for disadvantaged enterprises are explicitly mentioned, the RFP indicates a preference for Connecticut-based architectural firms. The project is guided by the Fairfield Public Library's Strategic Plan and will involve collaboration with the Board of Trustees and Library Leadership Team. The total renovation budget will be determined through this feasibility study, with the Town reserving the right to negotiate fees and select the proposal offering the best overall value. The procurement allows for potential contract amendments contingent upon satisfactory study completion, suggesting flexibility in future project phases. Although no specific incumbent vendors are identified, the RFP requires comprehensive professional liability insurance, including commercial general liability, automobile liability, umbrella liability, workers' compensation, cyber liability, and professional errors & omissions coverage. The Town of Fairfield will require additional insured status for its Board of Education, officers, officials, employees, agents, boards, and commissions. While an exact budget is not specified, the study will help establish capital needs and prioritize potential library renovation efforts.
