HCC has established a Small Business Development Program participation goal of 35% for this project; contractors must make good faith efforts to utilize certified small businesses.
The scope encompasses renovation of 1,895 square feet of science laboratory classroom space, including selective demolition, new casework installation, power and data updates, lighting reconfiguration, new underfloor plumbing for sinks and eyewash stations with slab restoration, partition wall construction, and limited mechanical and architectural modifications. The facility is located at 630 W. Little York Road, Houston, Texas 77091. Bidders must demonstrate a minimum of three years of relevant experience and provide three verifiable references for similar projects completed within the last three years.
The engineer's estimated project budget is $750,000 to $775,000. The contract is a one-time purchase for the duration of project completion and is subject to approval by the HCC Board of Trustees. Performance and Payment Bonds are required. Liquidated damages are set at $800 per calendar day for late completion. Contractors must provide a minimum one-year warranty covering all parts and labor. Progress payments will be made monthly with 5% retainage withheld prior to Substantial Completion; final payment is due within 30 days of the Architect's final Certificate for Payment. The contract incorporates prevailing wage requirements and is subject to Texas Government Code Chapter 2251 regarding interest on unpaid amounts.
A non-mandatory pre-bid conference and project site visit are scheduled for January 26, 2026, at 10:00 a.m. at HCC's West Loop Campus.
