About this opportunity
The Department of Veterans Affairs Veterans Health Administration Northern Arizona VA Health Care System announced on May 26, 2026, its intent to award a succeeding lease with incumbent lessor Cottonwood Industrial LLC for 9,500 rentable square feet of clinical/medical space in Cottonwood, Arizona, with responses due June 10, 2026. The VA currently occupies the space at 501 S. Willard St under lease VA258 R 0475, expiring October 6, 2026, to support the Cottonwood Community Based Outpatient Clinic. The VA seeks to continue occupancy for a 10-year lease term beginning September 30, 2026.
Market research via LoopNet and CoStar identified zero acceptable properties within the delineated area and three in extended areas, none meeting VA requirements, eliminating the need for a cost-benefit analysis under GSAR 570.402. The VA has determined the incumbent's anticipated rates fair and reasonable. In accordance with GSAR public notice requirements, the VA will consider alternative properties from interested parties meeting specified criteria: 9,500 RSF contiguous, available no later than September 30, 2026, located within the delineated Cottonwood area, and capable of meeting all VA outpatient clinic requirements. Respondents must provide building name and address, proof of site control, available RSF and floor plan, evidence of VA clinic compliance capability, proposed rental terms, and confirmation of availability by September 30, 2026, submitted to Jason Call, Lease Contracting Officer (Jason.call2@va.gov). Relocation, buildout, and other Government costs will be evaluated when determining economic advantage of alternative sites. NAICS 531120; PSC X1JZ.
