About this file
This is a Special Notice announcing the Department of Veterans Affairs' (VA) intent to award a succeeding lease for medical/clinic space in Cottonwood, Arizona. The VA currently occupies 9,500 rentable square feet (RSF) at 501 S. Willard St, Cottonwood, AZ 86326, supporting the Cottonwood Community Based Outpatient Clinic (CBOC) under lease VA258R0475, which expires October 6, 2026. The VA seeks to continue occupying 9,500 RSF of clinical/medical space for a 10-year lease term beginning September 30, 2026, to support ongoing healthcare services. The Government intends to negotiate a succeeding lease with the incumbent lessor, Cottonwood Industrial LLC, based on market research via LoopNet and CoStar that identified zero acceptable properties within the delineated area and three in extended areas, none meeting VA requirements. The anticipated rates from the incumbent have been determined fair and reasonable by the VA Lease Contracting Officer.
In accordance with General Services Administration Regulations (GSAR) public notice requirements, the VA is accepting responses from interested parties capable of offering fully compliant medical/clinic space meeting specified criteria: 9,500 RSF contiguous, available no later than September 30, 2026, located within the delineated area surrounding Cottonwood, AZ, and capable of meeting all VA outpatient clinic requirements. Interested parties must submit building name and address, proof of site control, available RSF and floor plan, evidence of VA clinic compliance capability, proposed rental terms, and confirmation of availability by September 30, 2026 via email to Jason Call, Lease Contracting Officer (Jason.call2@va.gov). The response deadline is June 10, 2026, at 5:00 PM Pacific Time. The NAICS code is 531120 (Lessors of Nonresidential Buildings) and PSC is X1EZ (Lease/Rental of Other Administrative Facilities and Service Buildings). Relocation, buildout, and other Government costs will be considered when evaluating whether moving to an alternative site is economically advantageous.
