About this opportunity
The Department of Veterans Affairs Veterans Health Administration Veterans Integrated Service Network 9 intends to enter into a real property succeeding lease for approximately 4,975 net usable square feet (6,716 rentable square feet) of medical office space in Nashville, Tennessee, with written responses due July 30, 2026. This is a sole-source procurement under FAR 6.302-1 if no acceptable alternative sources respond within the seven-calendar-day notification period.
The space must support a community-based outpatient clinic and include a minimum of 40 parking spaces within a delineated geographic area bounded by Interstate I-40 (north), Interstate I-65 (east), Highway 70S (south), and Interstate I-440 (west). The current lease at 1919 Charlotte Avenue is expiring, and the Government requires occupancy of replacement space by May 1, 2027. The lease term is 10 years total: three years firm and seven years non-firm.
Any firm believing it can satisfy the requirements must submit written notification to the contracting officer within seven calendar days of publication, accompanied by supporting documentation including building name and address, space measurements in both rentable and ANSI/BOMA office-area square feet with conversion rates, building ownership information with written permission from legal representatives or brokers, and available parking details. The Government will evaluate alternative space against the current location on economic advantage, including relocation costs such as physical move expenses, tenant improvement replication, telecommunications infrastructure, and non-productive agency downtime. The Government is limited by law to fair rental value and will not reimburse broker fees. The contracting office is located in Murfreesboro, Tennessee; the primary point of contact is Lease Contract Specialist Scheronica Cochran at Scheronica.Cochran@va.gov.
