The property must be located within a defined geographic area in Gardena, California (90247), and meet comprehensive technical standards including seismic safety certification, fire protection life safety evaluations, and building security level II requirements. The lease term is structured for 10 years with a 5-year firm commitment, and the VA will require the lessor to provide a fully serviced space including janitorial services, security monitoring, and internet connectivity.
