About this opportunity
The Department of Veterans Affairs Veterans Health Administration Veterans Integrated Service Network 6 is seeking to procure a lease for medical office space to house the Charlottesville II Community-Based Outpatient Clinic (CBOC) in Charlottesville, Virginia. The VA requires exactly 10,000 rentable square feet of medical office space within a specific delineated area bounded by East High Street and Richmond Road to the north, Interstate 64 to the south, Peter Jefferson Parkway and Richmond Road to the east, and Richmond Road and South Pantops Drive to the west. All services, supplies, utilities, and tenant alterations must be included as part of the rental consideration, with occupancy required on or before July 24, 2026. The VA is considering awarding this lease using other than full and open competition and will evaluate alternative spaces based on economic advantage, including consideration of moving costs and tenant improvements. Expressions of interest must be submitted to Lease Contracting Officer Jackie Bray via email by September 25, 2025.
This procurement does not utilize any set-aside designations and is open to all eligible contractors. The current lessor is located at 590 Peter Jefferson Parkway, Charlottesville, VA 22911, and the VA intends to pursue a sole-source lease acquisition with this incumbent unless alternative space proves more economically advantageous. The lease term will span 5 years total, structured as a 3-year firm fixed-price period followed by two additional one-year option periods. The current lease arrangement is set to expire on July 23, 2026, creating a tight timeline for the transition to the new lease. No specific budget range or award value has been disclosed in the pre-solicitation notice. The space requirement is fixed at exactly 10,000 rentable square feet for this medical facility.
