About this opportunity

The Department of Agriculture Forest Service seeks removal and replacement of chinking material on the Lone Cone Cabin, a log structure built in the late 1940s on the Grand Mesa, Uncompahgre, and Gunnison National Forest, with quotations due October 27, 2026, and questions due October 13. This is a Total Small Business Set-Aside under NAICS 238390 (Other Building Finishing Contractors) with a $19 million size standard.

Place of performance is Norwood, Colorado. The cabin, located approximately 25 miles southeast of Norwood and serving as both a summer rental facility and winter outfitter cabin, requires exterior log surface preparation through power washing or media blasting, removal of old stain and paint, void cleaning (3/8 inches or greater), chinking of all horizontal and vertical exterior joints, application of heavy-coat borate wood preservative, and matching high-quality exterior log stain. The south wall includes two windowsills and sub-sills requiring vertical flush cutting to remove decayed portions. Estimated project duration is 2–4 weeks, with performance running November 5, 2026, through June 30, 2027. This is a firm fixed-price award.

A mandatory pre-bid site visit is scheduled for September 30, 2026, at 9:30 A.M. Mountain Daylight Time at the Norwood District Office. Contractors must submit a bid guarantee on Standard Form 24 equal to 20 percent of the total offer price (not to exceed $3 million) and a payment bond on Standard Form 25A in the amount of 100 percent of the contract price within 10 days of award. Quotations must include a 2–3 page experience narrative, construction schedule, and line-item pricing on the provided spreadsheet rounded to whole dollars. Evaluation addresses Factor 1 (experience, qualifications, supervisor and key employee credentials, relevant licenses, certifications, and construction schedule) and Factor 2 (pricing). The government intends one award and expects offerors to submit pricing for all items to be responsive. Davis-Bacon prevailing wage rates apply.
