About this file

This document is a bid walk-through Q&A record from the Bridgewater-Raynham Regional School District in Massachusetts for the Williams Intermediate School boiler replacement project. The project involves the removal and disposal of two existing HB Smith boilers and installation of two new HB Smith BRTS/28HE-8 cast-iron, hot-water boilers or approved equivalents, including concrete pad preparation, hydronic piping modification with fiberglass insulation, electrical and venting connections, and safety control installations. A mandatory site walkthrough was held on November 19, 2025, at 10:00 AM, with bid proposals due December 1, 2025, at 10:00 AM, and bid award scheduled for December 5, 2025. The project completion deadline is December 31, 2025. Contractors must demonstrate a minimum of ten years of verifiable experience installing commercial hydronic boiler systems, completion of at least three comparable K-12 or municipal projects within the past five years, employment of Massachusetts-licensed professionals, DCAMM Certification in HVAC, and OSHA 10-hour certification for all on-site personnel. The awarded contractor must provide a one-year warranty including twenty-four-hour service.

Key clarifications from the vendor Q&A address critical project specifications: existing inline pumps will be reused; new isolation valves will be installed at boiler supply and return piping using OS&Y gate valves rather than lug-type butterfly valves; and the district will supply new glycol onsite for use by the contractor, who will be responsible for properly draining and disposing of old glycol from both boilers. The estimated construction cost ranges between $150,000 and $225,000, with prevailing wage regulations under M.G.L. Chapter 149, Sections 26-27 applicable to the project. A bid bond of 5 percent of the total bid amount is required, along with performance and payment bonds at 100 percent. Equipment substitutions will only be considered if submitted at least four business days prior to bid opening with detailed technical documentation demonstrating full equivalence.
