About this file

This is a Scope of Work for asbestos abatement services at Building 48, located at 731 McClellan Ave, Fort Leavenworth, Kansas 66027. The project requires removal of approximately 1,940 square feet of ACM (asbestos-containing material) tile with black mastic from six rooms and a north hallway across three floors. The contractor must submit two separate bids: one for the entire project collectively and individual bids for each room as separate projects. Room 118, 132, and the North Hallway contain two layers of non-ACM tile or linoleum overlaying the ACM tile, while Rooms 120, 314, and 313 have a single layer of non-ACM material over the ACM tile and mastic. The ACM material consists of dark brown spotted tile containing 3% Chrysotile and black mastic containing 5% Chrysotile.

The contractor must remove all materials to the concrete subfloor and completely eliminate all mastic residue down to the concrete foundation, while being cautious of floor cracks to prevent mastic solvent from leaking into the basement. Any areas inaccessible due to permanent fixtures such as countertops, cabinets, or servers must leave underlying tile in place. Full regulated area containment is required, with daily air monitoring conducted outside the regulated area throughout the project duration while the remainder of the building remains occupied. Upon project completion, the contractor must obtain air clearance for the regulated area and coordinate with the Fort Leavenworth Asbestos Manager for inspection before containment removal. All employees handling asbestos must possess state licenses and certifications. The contractor must provide copies of all air test monitoring results and waste manifest/disposal weights to Fort Leavenworth DPW Environmental personnel. The project includes complete cleaning of all abatement residue and materials, with furniture and stored objects to be removed prior to contractor arrival.
