DESCRIPTION OF WORK

2a-01 STATEMENT OF WORK. Contractor shall furnish all plants, labor, equipment, material and transportation necessary for the accomplishment of the work described in these specifications and shown on drawings, both of which are an integral and binding part of the contract.

2a-02 DESCRIPTION OF THE WORK. Work included in this project will consist to renovate the existing vehicle repair shop building 5023, located on Montgomery Avenue, to accommodate the minimum requirements for the repair mission that must be accomplished.

Bldg#5023 currently provides vehicle maintenance as well as administrative functions. The project is required to perform a general repair of the existing building, including both the administrative and vehicles shop areas, to assure building code and life safety conditions.

Furthermore, the external fenced area will be upgraded considering the presence of POL areas preserving the existing fence.

Architectural and civil The existing POV parking is outside on the opposite side of the road, not far from the building:

this area, presently covered with steel plates to dismantle, shall be completely paved with self-locking pavement, suitable for parking requirements, correcting also the site slope where necessary.

On the South side the existing covered elevated vehicle wash-rack will be renovated to make it fully functional, considering also the environmental aspect of the drainage system.

A new metal shed will be provided on the South side of the building to permit some minor maintenance operations on to the vehicles (it’s not only a covered parking area) so hose bibs shall be provided together with some electrical outlets and lights: the exterior drainage system shall be implemented.

The building 5025, located on the N-W corner of the external fenced area, will be replaced with a metal shed for the forklift battery charging station.

On the West side of the building two new steel canopies will be installed together with their concrete slabs: the bigger one is designed to accommodate the three tanks of the oil system + the antifreeze regenerating system while the smallest is designed to accommodate the waste oil tank (directly connected with the interior of the building) and an area equipped with electrical outlets suitable for the contemporary charging of vehicles gel batteries.

The existing fuel tank will be replaced with a new one CONVAULT type and the existing waste oil tank will be dismantled.

The building consists of a shop area, to accommodate and repair the MRAP vehicles, and an administrative area with offices, toilets, locker room: these two areas are nor separated and neither well identified, so the main scope of the work is to separate them to make fully functional creating also separate accesses.

The project will involve the demolition of some internal partitions and some other interior changes, especially regarding the layout and the materials used for floors and false ceilings plus the necessary refurbishment to comply with safety & fire requirements, considering also the minimal accessibility requirements especially for the employee’s areas as bathrooms, lockers rooms and administrative areas. The offices space will be renovated considering floors, Pag.15 windows, doors, false ceilings etc. and the stair leading to the second floor, presently not code compliant, will be redesigned.

The roof waterproofing membrane will be removed and replaced with new waterproofing layers. New flashings will be installed, while the gutters and downspouts, recently replaced, while be temporarily removed and reinstalled: some fall prevention devices will be installed for the future roof maintenance operations.

The external surfaces of the building, that are currently rough, will be plastered and painted The bays area will be renovated making it as much open as possible, the industrial floor will be repaired to make it suitable for the building use, the existent drainage floor will be restored/implemented, all the inspection pits will be closed and the crane of 3 tons will be demolished, while the bigger one (5 tons) will be revised. Warehouse ceilings, columns and beams are open to the exposed structure, and plastering and painting will be provided. The shop doors will be replaced with new ones provided with electrical control and safety devices and some of them will be provided with pedestrian doors for emergency egress.

The emergency exits system will be revised and all the support areas (as Tool room, storage room, conference room, break room, communication room, electrical room…..) will be redesigned.

Structural The structural works to be performed for the Bldg. #5023 are very little interventions.

They are “Local modifications” according to § 8.4 of D.M. 14 January 2008.

The project provides expecially for the demolition and reconstruction of the interior reinforced concrete stairs that connect the ground floor to the mezzanine used for the workshop administrative and control activities.

Now they have only one access through the workshop area but the access must be external to the workshop to be in compliance with the safety codes.

The new stairs will be supported by new load bearing masonry walls (first ramp and intermediate landing) or connected to the existing structures (second ramp and last landing).

The new load bearing wall will be realized with special bricks type “Poroton P800 MA”, suitable to the reinforced masonry (25 cm tick) and cementitious mortar M10 class and they will have continuous foundation beams, section 60x117 cm, lying on a lean concrete layer 10 cm thick.

In addition, with the same masonry typology will be realized a new load bearing wall in the Nord-Ovest portion.

It will have a different thickness (30 cm) and no new foundations will be necessary for it because it will be realized in the exact same position as an original existing partition, so in that position there is already a suitable foundation (see the original drawings).

All new load bearing walls will have horizontal steel reinforcements/truss embedded in the mortar beds (spacing < 50 cm) and vertical bars (1 φ12, spacing 90-100 cm) to improve their load bearing capacity out-of-plan.

These new elements will be connected to the existing structures (columns, beams or masonry walls) by means of mechanical connectors or transverse bricks.

All new openings in the new load-bearing walls will have prefabricated lintels (Type “B”), while some modified openings in the existing partitions will have steel lintels (Type “A”).

The project provides also for the realization of two new openings into existing load bearing walls and in this case two steel frames and a structural plaster on both sides will be realized to restore the previous stiffness of the wall.

The structural plaster will be a “traditional” realized by means of a cementitious mortar (s= 6 cm per side) with steel welded mesh for the wall of the addition on the western side; a very thin

Pag.16 special plaster reinforced by a GFRP mesh for the wall in the original building (to reduce the final thickness).

The existing pits of the workshop will be eliminated by filling the hole with gravel and by restoring the continuity of the existing reinforced concrete slab by means of chemical anchorages.

All the main ducts (electrical, mechanical, fire system) and the new racks to be installed into the North- West portion will be fixed to the structures by means of seismic resistant supports.

The project for the renovation of the Bldg. #5023 provides also for the realization of four new steel structures.

1) Canopy “A” - The main structure out of four is a “Y”-shaped shelter to be realized in front of the southern access, to the workshop to cover the workers during the open air works. It has dimensions in plan equal to 9.10 m x 35.80 m and it is 5.00 m height and has deep foundations consisting in special micropiles realized by multiple, repeated, high pressure injections (IRS technology), type Tubfix.

2) Canopy “B” - The second new steel structure is a new oil and antifreeze storage. It will be built near the building, on the western side. It has a L-shaped plan with dimensions

12.80 m x 5.50 m and it is 3.00 m height. Its foundation is a shallow reinforced concrete slab 20 cm thick.

3) Canopy “C” - The third new steel structure is a canopy as forklift storage. It will be built in the North-West corner of the large square, near the existing perimeter fence. It will have a rectangular shape in plan, dimensions 4.50 m x 4.50 m and it is 3.60 m height. Its foundation is a reinforced concrete slab 30 cm thick.

4) Canopy “D” - The last steel structure is waste oil storage to be realized near the western side of the building. It will have a rectangular shape, dimensions 6.20 m x 4.20 m and it is 2.70 m height. Its foundation will be a reinforced concrete slab 20 cm thick.

All these structures will have as roof deck a sandwich panel constituted by a insulated material infill into two galvanized and painted steel corrugated sheets.

A similar panel will be used also as cladding of the Canopy “C”, the new forklift storage canopy is the only structure out of four that has a vertical cladding along the perimeter, all the other, except the main canopy “A” will be protected by means of a perimeter steel fence to avoid the free access.

Finally two new reinforced concrete ramps will be realized to make accessible the new building entrances on the eastern side and a reinforced concrete slab as support of the new chiller group.

Furthermore Some additional works will be performed to restore the masonry walls, internal and external concrete pavement damaged during the work to be performed (see the external pavement were the Canopy “A” will be built or some portion of the pavement near the washrack; the restoring of the external concrete pavement will be executed by means of special concrete with particular mechanical characteristics.
