SECTION SF 30 BLOCK 14 CONTINUATION PAGE
SUMMARY OF CHANGES
SECTION SF 30 - BLOCK 14 CONTINUATION PAGE
The following have been added by full text:
RFI #2
RFIs #2 Dated 29 August 2019 Q1. Scope of Work # 7PW129-1 specifies “It is approximately a total of 520,000 square feet, ranging from floor height to 60 feet in height. Actual measurements shall be validated by the Contractor.” We understand that this paragraph places responsibility on the Contractor to price the actual scope of work as validated by the site visit and does not restrict contractual scope to 520,000 square feet with the balance to be paid out via change order post-award. Is this correct or should we limit our pricing to only 520,000 square feet of paintable area?
Define what is included in the 520,000 square feet.
A. This is the overall footprint of the building, including the walls and ceiling space. For the purposes of estimation, this number is corrected to 622,000 square feet for Line Item 0001. The hanging conduits, vents, and duct work are not included in the square footage specified in this quantity of square feet. As noted prior, the contractor is to examine and ascertain the full extent of the work and surface areas to be completed. The contract is firm fixed price, and failure to have done so does not constitute grounds for a claim or change order request.
Q2. Per Wall Type A there is to be tile per finish schedule. The shower rooms are not on the finish schedule. Are these rooms to get tile? Is the side of the wall facing the locker room area to get tile?
A. Contractor will provide epoxy applied on gypsum surfaces.
Q3. Mens Locker Room 117 has a note to top off the Block wall with Studs & Gyp on both sides. What is on the other side of this wall? Is it accessible? Do we paint the gyp on that side?
A. A corridor is located on side of wall. This is accessible. Contractor will paint that side of gypsum.
Q4. There are diagonal marked walls with a triangle at the shower locations. Are these access doors?
A. Yes.
Q5. For rooms where walls are being removed, is the abatement contractor to take those walls down?
A. These are not asbestos containing. The walls can be removed by the GC or abatement contractor.
Q6. Please confirm that all slabs that are to be removed for plumbing work are slab on grade and not elevated slabs.
A. These bathrooms are elevated 20’-0” approximately.
Q7. There is a demo note 17 at Toilet Room 116. Please describe what this is.
A. Remove drywall and tile, repair damaged and rusted studs as needed, provide new drywall and epoxy the wall to ceiling above.
Q8. For MEP - unless called out on the plans to be replaced, we are to assume that all existing is serviceable, correct.
A. Yes.
Q9. On T2 - General Notes there is a note about fire protection. During the walk thru there didn't appear to be any existing fire protection in the bathrooms, please confirm which restrooms have an existing sprinkler system.
A. Confirmed, no restrooms have sprinkler systems. This is general note.
Q10. Please provide the asbestos building inspection record per 1.3.3 on the Statement of Work.
A. This will be provided after award to the winning contractor to satisfy themselves to the area and acknowledge with employees where known existing asbestos is.
Q11. Will there be any asbestos abatement required as part of CLIN001?
A. No.
Q12. In the Statement of Work we are required to work first (under 8' AFF) and second shift (above 8' AFF) for CLIN001, will this require we have 2 superintendents on site.
A. Only requirement for the Government is that a competent representative of the contractor is on site or available at all times to make decisions for the contractor.
Q13. Provide approximate linear footage of pipe to be painted.
A. This will not be provided under this scope.
Q14. The Statement of Work for the restrooms includes lockers, please provide all locations that new lockers will be required.
A. Lockers are to be provided in rooms 108, 116B and 117.
Q15. The Statement of Work for the restrooms - 3.03 General Demolition - states to gut the restrooms but the drawings show we are to go over the existing tiles for the epoxy and they don't call out on the demo notes to gut all the rooms. Are all the rooms to be gutted?
A. Each bathroom is different. Please reference the drawings. Minor renovations are needed to replace plumbing and fixtures.
Q16. Will Knock-down frames be allowed?
A. Yes, they are allowed.
Q17. The drawings call out Armstrong 954 ceiling tiles but the SOW calls out Armstrong 1758. Which is correct?
A. The brand cited is for example of product. The requirement is to provide a tile that is moisture resistant and mold resistant.
Q18. Rm B000 - 1D/A2 shows 3 sinks. The SOW states to provide a mirror at every sink.
The elevation shows windows at this location. Will mirrors be required? What installation method will be allowed for this location?
Provide two mirrors, to be installed on walls adjacent to sinks. Installation method is best practice, industry standard.
Q19. Please provide plumbing fixture schedule for SH-1.
A. A product similar to Mustee 140, 36x36 with standard base. Contractor will provide Bobrick shower bar, hooks, curtain and towel hanger each shower.
Q20. Can you take photos of the window header that needs repaired in B000.
A. This repair of header is removed from this project.
Q21. Fire rated walls are not identified on any of the plans. Are there any that require fire caulking?
A. Any penetration in thru a wall will be fire caulked.
Q22. Bathroom B000 drawing A1 General Notes detail shows the slab deck to be 11’-6-1/2” but the partition types notes state the ceiling deck is 16’-10-1/2”. Which is correct?
A. 11’-6-1/2 is correct.
Q23. Outside of room 000 and 001 there is a note to provide new pull station and thermostat. Note 13 states to relocate. Please confirm that this is just to be relocated and not new.
A. Contractor will relocate existing pull station and thermostat.
Q24. Bathroom 000 drawing P1 note (sanitary) #7 states to install 10-gallon water heater above? What is the water heater to be installed above?
A. Above the roof deck of the room space.
Q25. Bathroom 007 & 008 X1 note 11 points to dotted floor not hatched floor but it states to remove saw cut slab. Is this dotted floor indicated for something else? Please provide quantity of area required for floor slab removal in these two room?
A. The dotted floor indicates areas to remove. The dimensions were provided on Amendment 0001.
Q26. B000-P1 indicates see site plan for sewer location outside of building. None of the floor is called to be demolished outside this bathroom. Please indicate what work this note refers to.
A. Contractor shall tie into existing line inside the room is the extent of work.
Q27. On solicitation it states that Contract Completion time is 730 days. In statement of Work 7PW129-1, it says Contract Completion is 12 months. In SOW 7PW129-2, it says Contract Completion is 12 months. Please clarify what is the Contract Completion time?
A. As noted at site visit, each scope of work is aligned with a separate line item (7PW129-1 aligns with 0001) (7PW129-2 aligns with 0002 and option quantities for bathrooms). The duration of the contract as a whole will be 730 days. Line Item 0001 for painting will be 365 days. Line Items for all bathrooms in option quantities will be 365 days. Extensions required by unforeseen issues or delays in execution of the options on the Government’s part will be addressed as needed.
