About this file
This is a Questions and Answers (Q&A) document addressing contractor inquiries regarding a federal construction project for modular office installation on the second floor of a two-story building.
The project requires installation of two independent offices for 1 and 192 AMXS SELs and a third open space for 1/192 Superintendents and DOs using modular wall systems. The ceiling height is 9 feet (floor to ceiling), with existing dropped ceiling tile and laminate flooring; no new ceiling, flooring, lighting, ventilation, heating, cooling, or electrical work is required. Walls must be full-height at 9 feet, with acceptable configurations including a mixture of solid and glass panels with solid wood doors; anchoring to existing floor, walls, and ceiling is acceptable provided anchors are removed upon system removal. The site is on a non-freight elevator building with stairs measuring 4.6 feet wide and a 5.6-foot-wide landing with one turn between floors. Office dimensions may be rounded to whole numbers (e.g., 11'x12') provided they fit within the space; exact measurements are not required. The contractor is responsible for installation, site dimension verification, and design submission/approval. Davis-Bacon wage rates do not apply. The pricing deadline is April 16, 2026, with contract award expected before end of September 2026. The period of performance is 90 calendar days from award, allowing time for submittal approval, finishes selection, office construction, shipping, and installation. Government personnel will move existing furniture if needed, and base access requires completion of a base access request form submitted at least 7 days prior to site access.

ANSWER: I believe it is centrally controlled, but we are unable to touch the wiring due to contract warranty within 1 year of accepting the building.
5. Is there a panel spec? How many panels and/or doors are glazed? is ¼”clear tempered acceptable?

13. Under item 4a in the Statement of Objective, it states “Non-Permanent Installation: The wall system must be entirely self-supporting or use a tension-based mounting system. It shall not be permanently affixed with fasterners, adhesives, or anchors to the existing building structure”. Our system must be anchored into the existing floor, walls, and ceiling. If our system were to be removed, the anchors would also be removed. Will that be ok? I do not know of any demountable wall system that will agree to no anchors especially with swing doors and a 12’ ceiling height.
ANSWER: Yes, this is acceptable.
