About this file
This is a Questions and Answers document addressing inquiries regarding a demountable wall system installation project. The project involves creating two independent offices for the 1 and 192 AMXS SELs plus a third space for superintendents and directors on the second floor of a two-story building. The walls must be entirely self-supporting or use tension-based mounting systems with anchors into existing floor, walls, and ceiling acceptable if removed upon system removal. All walls are solid wood with solid wood doors and standard door handles with locks; no glass panels are required.
Key specifications include a 12-foot ceiling height with tile drop ceiling construction, carpet flooring over concrete, and no power requirements or utility relocations. The contractor is responsible for verifying site dimensions, and installation is required. The preferred completion timeline is within 45 days, with anything exceeding 45 days creating operational difficulties. Lighting is centrally controlled and cannot be modified due to a one-year building warranty restriction. No Davis-Bacon wage rates apply to this project. Pricing is due by April 16, 2026, and the government anticipates funding availability before the end of September 2026 to support project execution.

Questions
1. You say 2 office areas but the drawings show 3?
ANSWER: Yes, the drawings show 3 but the walls are to create two, independent offices for the 1 and 192 AMXS SELs. The third space does not require dividers and will be housing the 1/192 Superintendents and Dos.
2. You say the ceiling height is 12’-0”. What is the ceiling construction?
ANSWER: Tile ceiling, standard drop structure with 16” (I think) tile squares
3. What is the floor construction and what is the floor covering?
ANSWER: I cannot confirm, assuming concrete with carpet on top.
4. Is lighting centrally controlled are do we need to make provision for switch in each office?
ANSWER: I believe it is centrally controlled, but we are unable to touch the wiring due to contract warranty within 1 year of accepting the building.
5. Is there a panel spec? How many panels and/or doors are glazed? is ¼”clear tempered acceptable?
ANSWER: We do not have a panel spec. We would like the panels to have a professional finish and be durable.
6. Will utilities be coming from the fixed walls or down from the ceiling?
ANSWER: No, everything else will remain in place as designed with no utilities being moved.
7. Door hardware – what is required?
ANSWER: Standard door handle with lock.
8. How flexible is the 45 days for completion?
ANSWER: Relatively flexible, anything greater than 45 days will start to become difficult working environment. Prefer to stay within 45 days.
9. We have not yet sent this to the factory and they may have other questions. We understand that we have until April 16, 2026 for provide pricing – correct?
ANSWER: Yes that is correct
10. Is this the first floor of a one-story building?
ANSWER: No this is on the second floor of a two story building
11. Do Davis- Bacon wage rates apply?
ANSWER: No
12. Your Subject Line says “unfunded”. Will this project need to wait until September 2026, or until after September 2026 to get funded and released?
ANSWER: We are hoping to have funds before the end of September 2026 to support this project.
13. Under item 4a in the Statement of Objective, it states “Non-Permanent Installation: The wall system must be entirely self-supporting or use a tension-based mounting system. It shall not be permanently affixed with fasterners, adhesives, or anchors to the existing building structure”. Our system must be anchored into the existing floor, walls, and ceiling. If our system were to be removed, the anchors would also be removed. Will that be ok? I do not know of any demountable wall system that will agree to no anchors especially with swing doors and a 12’ ceiling height.
ANSWER: Yes, this is acceptable.
14. Are these all solid walls?
ANSWER: Yes
15. Is there a mix of solid and glass?
ANSWER: No
16. What type of door? - Solid Wood/Framed Glass/Solid glass?
ANSWER: Solid Wood

ANSWER: We have been to site and dimensions were taken but it will be the responsibility of the contractor to verify the dimensions.
18. Do you require installation for this project, or do you have a team that will handle this for you?
ANSWER: Yes
19. A couple questions to add, is there power going in anywhere and what is the ceiling(dropped ceiling/drywall) and flooring (carpet/concrete) the walls will be installed between?
ANSWER: No power is needed. There is a dropped ceiling and carpet on the floor.
