About this file

This is a Questions and Answers document clarifying scope and technical requirements for an overhead door (OHD) maintenance and replacement contract across multiple buildings.

The contractor is responsible for safety systems and sensing devices on all doors, with security system sensor work performed by others. Operator mounting assemblies must be completely replaced with new compliant units rather than reused or modified; existing operators may be reinstalled if suitable, but specific doors in Buildings 316 and 318 require new operator replacement due to age and condition. All new doors must be furnished with sensing edges rather than photo eyes, with protective guards where possible to prevent damage. Brush weather seals must be installed on all doors matching existing installations. Building 304 CLIN 005 is removed from scope; Building 318 Door 4 is removed and replaced with the second washroom door, which now enters scope. Building 329 Door 1 requires preventive maintenance and door work only, with bent slats replaced only if they interfere with operations. Building 025 Door 11 is confirmed as included with standard scope. Operator voltage specifications are provided in a table showing requirements across buildings: most locations require 115V or 115V/208V/230V single-phase, with Building 316 capable of converting from existing three-phase to 115V single-phase at the disconnect to standardize motor types across the installation. Operators serving wet environment areas must be rated accordingly.

Question Answer Security Sensors-- Please confirm removal, reinstallation, connection, programming, and/or testing of existing security-system sensors will be performed by others. Security systems = yes, safety systems are the OHD contractor's responsibility Operator Mounting Configuration-- Please confirm whether wall-mounted or front-of-hood-mounted operators are acceptable in lieu of top-of-hood-mounted operators where necessary due to existing field conditions.

we want the most stable, secure and quality installation we can get. We are orientation agnostic, as long as it supports these goals.

Brush Weather Seals-- Please confirm whether all doors are to have brush seals installed as weather stripping to match the majority of the existing doors. Confirmed Existing Operator Mounting / Remounting--Please confirm that the existing non-compliant operator mounting assemblies are to be removed and discarded, and that the Contractor is to furnish and install new compliant mounting assemblies suitable for the existing operators and door configurations. Upon installation of the new mounting assemblies, please confirm that the existing operators are to be reinstalled, properly secured, aligned, and tested for proper operation. During the site walk, several existing operators were observed to be installed on fabricated mounting assemblies that appear inadequate for the application. These mounting conditions appear to be contributing to operator alignment and operational issues. Clarification is requested to ensure that pricing includes complete replacement of the existing mounting assemblies rather than reuse or modification of the existing mounts. Confirmed Safety Sensing Devices-- Some doors specify photo eyes while others do not. For this type of application, sensing edges are recommended on all new doors to reduce potential alignment issues associated with photo eyes. Please confirm whether all new doors may be furnished with sensing edges.

Sensing eyes are required on all doors. If possible, provide some kind of guard that helps protect them from being bumped

Building 304 / CLIN 005-- During the site walk, the door was observed to have already been repaired and was discussed as potentially being removed from the PWS. Please confirm that this item is to be removed from the contract scope. Removed Building 316 / CLIN 008 / Door 1 – Operator-- Please confirm whether the existing operator is to be reused or whether a new operator should be furnished and installed.

Based on the condition observed during the site walk, replacement is recommended. Replace Building 316 / CLIN 008 / Door 3 – Operator-- Please confirm whether the existing operator is to be reused or replaced. Based on the condition observed during the site walk, replacement is recommended. Replace Building 316 / CLIN 008 / Door 6 – Operator-- The existing operator was observed to be of an age and condition that may make reuse impractical. Please confirm that furnishing and installing a new operator is acceptable. Replace Building 318 / CLIN 009 – Operator Reuse-- The PWS appears to require reuse of the existing operator. Please confirm whether the Contractor may furnish and install a new operator instead. Based on the condition observed during the site walk, replacement is recommended. replace Building 318 / CLIN 009 / Door 3 – Operator-- Please confirm whether the existing operator may be replaced rather than reused. replace Building 318 / CLIN 009 / Door 4 -- Door 4 was observed during the site walk to be new and was discussed as potentially being removed from the PWS. Please confirm that Door 4 is to be removed from the contract scope. removed CLIN 009 – Washroom Second Door-- Two doors were observed in the washroom area, while only one appears to be identified in the PWS. Please confirm whether the second washroom door is being added to the contract scope, potentially in place of the door being removed from the existing PWS. yes the second wash rack door is added to the scope and door 4 is removed CLIN 009 – Wet-Environment Operators-- Please confirm that the operators serving both washroom doors are required to be rated for the existing wet environment. confirmed Building 329 / CLIN 001 / Door 1 – Operator-- A new operator was observed to already be installed. Please confirm the operator replacement requirement is to be removed and the Contractor should price preventive maintenance and door work only. confirmed Building 329 / CLIN 001 / Door 1 – Bent Slats-- Please confirm whether repair or replacement of the observed bent slats is included in the contract scope.

if the bent slats interfere with door operations, then they need to be replaced. Otherwise leave as is.

Building 329 / Door 10 – Bent Slats and Bottom Bar-- Confirm whether repair or replacement of the observed bent slats and bottom bar is included in the scope.

if the bent slats interfere with door operations, then they need to be replaced. Otherwise leave as is.

Building 025 / CLIN 1002 / Door 11-- Door 11 was observed during the site walk, but its inclusion in the PWS is unclear. Please confirm whether Door 11 is included in the contract scope. If included, please confirm that the required scope consists of cable replacement, operator remounting, safety-device adjustment, preventive maintenance, and operational testing. Door 11 is included, with the same scope as all of the other doors in the building Operator Voltage-- Voltage specifications were not available during the site walk. Please provide the available voltage and phase at each operator location so the appropriate operators can be selected. Available operator configurations include 120/230V single-phase and 230/460V three-phase.

Bldg. 316 is the only location that has 3 phase to the current OHDs, but we can pull 1 phase and the neutral off of the current disconnect at the doors to the motors and make them 115v single phase. This would be preferred so we only have 1 type of motor on the installation. Most of the new motors I saw were rated for 115v/208v/230v on the same units.
