RFP Reference (Sect/Para/Page) Internal gutter seams resealed it’s left alone whGOVERNMENT RESPONSE

8/31/2020 1

When referring to the Statement of Work, specifically Building 314, it states “Replace lower roof with standing seam metal roof color to match the red roof on the Mission Training Center. Please see standing seam metal roof specifications.” We cannot locate the standing seam metal roof specifications. Also, on page 41 of 56, in the Solicitation, it references a Metal Roof Specification, but is not included within the solicitation nor is it shown on the beta.sam.gov website. Please advise if there is a specification for the new standing seam roof listed in the Statement of Work and Solicitation.

The metal roof specifications are now attached to the solicitation on beta.sam.gov

9/8/2020 2 On Building 230, the SOW calls to replace all closers foam. Is this referring to the “Z‐Closures” along the ridge of the roof?

See 3 below

9/8/2020 3 On Building 230, the SOW calls to replace all closers foam. Are we to replace the Metal Z‐Closers Closers?

Or only the actual foam?

only the closure foam needs to be replaced unless the Z Closures are damaged during removal

9/8/2020 4 On Building 230, the SOW calls to replace all closers foam. Are Closures for the vertical wall panels to be included as well?

The closure foam where the vertical wall panels meet the roof panels need to be replaced as well.

see 4 above

the standing seam panel laps that are folded are not considered panel laps that need to be caulked

9/8/2020 7 On Building 230, the SOW calls for re‐caulking at interfaces. Is this only considered the areas where the roof transitions on slope?

yes

9/8/2020 8 On Building 230, the SOW calls for re‐caulking at interfaces. Is this Roof perimeter considered an interface?

yes

Pre-Bid RFI Log for Basewide Roof Repair

9/8/2020 9

On Building 230, the SOW calls to re‐caulk all seams at flashings and interfaces. Is the re‐caulking expected to maintain weatherproofing? If so, how long are the re‐ caulking repairs required to be leak free or weather tight?

one year but the calking/sealant is to be a 20 year warranty caulk/sealant

9/8/2020 10

On Building 230, the SOW calls to re‐caulk all seams at flashings and interfaces. It has been our experience that re‐caulking will not prevent water from entering the structure. Since this is a low bid proposal, would a roof coating only on certain areas of the roof be allowed if weather tightness is required?

no we do not want a roof coating the existing standing seam metal roof is functioning properly and is not showing signs of corrosion.

9/8/2020 11

It appears Building 230 is severely sun faded. Is the government aware that, although we can replace items with the same color metal, it will be a completely different shade of color.

yes, try to match existing as close as possible

9/8/2020 12 On Building 320, the SOW calls to reseal all penetrations/curbs and repair roof leaks. How long will the repairs need to maintain water tightness?

see answer 9 above

9/8/2020 13 On Building 420, the SOW calls to reseal all penetrations. How long will the repairs need to maintain weather tightness?

see answer 9 above

9/8/2020 14 On Building 420, the SOW calls to reseal all penetrations. Are the Lightning protection rods considered roof penetrations?

No

9/8/2020 15

On Building 420, the SOW calls to reseal all penetrations. If the leak is coming from the actual unit and not the roof or roof flashing? Will the contractor be required to replace the unit?

No seal the curb as best as possible if it is the unit you are to make the government aware of where in the unit it is leaking in.

9/8/2020 16 It appears several of the buildings have Lightning protection. Is lightning protection required to be recertified if removed and reinstalled?

It does not need to be reinstalled or removed and as a result it will not need to be recertified

9/8/2020 17 If lightning protection is to be recertified, will an LPI certification suffice?

see 16 above

9/8/2020 18 Can you provide a base map with the building numbers indicated?

yes please see the attached

9/8/2020 19 Can you provide existing or “As‐Built” drawings for the roof, HVAC, electrical and reflected ceiling plan for Building 230 and Building 314?

9/8/2020 20

While on the site visit, it was mentioned that as‐built drawings may be requested showing the existing metal panel dimensions associated with the lower roof replacement of Building 314. Can you please provide us with these as‐ built drawings? Furthermore, if there are also as‐builts of Buildings 230, 320, 329, & 420, can these also be provided to provide additional clarifications?

no other asbuilts are available other than the one mentioned above

9/9/2020 21 Any specific caulking or coating required for each repair area?

color match to the roof and the caulking needs to be a 20 year warranty product.

33) need repair and it is included in project addition to the roofing?

No

9/9/2020 25 If the vertical fascia areas are included, is it the same instruction to replace all fasteners with one size larger.?

see answer 24 above

9/9/2020 26 Internal gutter seams resealed it’s left alone when in an I closed roof/fascia system? B230 the internal gutter does not need to be resealed

9/9/2020 27 The building # 314 with down spouts being added: add 3x4 or 4x5 corrugated “to match” to the existing upper or new square hand fabbed “to match” ones added to total 6 instead of the existing 4 on the lower?
