PRQE 222015 Repair Building 54 CRAC Unit #2

1. Currently it appears there is only insulation installed on the exterior refrigeration piping of all three systems. Is it the intent for only the new exterior piping to be insulated and if so what is the requirement for this insulation?

ANSWER: It is the intent to insulate only the exterior pipe with 1” thick Rubatex/foam insulation as noted on revised drawings. Protect insulation with an aluminum jacket.

2. The following statement is copied from the statement of work statement of work;

“Each of the 6 existing line sets is comprised of one 1 inch line and one 1¼ inch line (see drawings for new and existing routing). Replacement lines will use ACR copper piping and will be insulated with Rubatex insulation.

Provide insulation blocks at pipe supports and aluminum jacket around exterior piping to protect insulation. There will be combination isolation/shraeder valves installed at the condenser end of the new portion of the line sets as well as isolation/shraeder valves installed on the linesets just outside the indoor unit (Evaporator) approximately 4 feet above the finished floor. The result will be two isolation/shraeder valves on each line. Include installation of replaceable filter dryer assemblies.”

My questions is, does the above statement only apply to the new CRAC-2, or is the intent to have the isolation valves and replaceable filter dryer core and housings replaced or added to all three systems?

ANSWER: This statement applies to all three CRAC units. Both circuits of all three CRAC units will have the isolation valves, line filters, and liquid line filter dryers replaced or added on the new CRAC-2.

3. It was observed on site there are liquid line filter driers at a few locations on the existing equipment, are new liquid line filter driers required to be replaced and/or added?

ANSWER: Yes, Replace the liquid line filter driers.

4. What is the process for completing the DD Form 1354? Is the contractor required to hold 5% of the total contract amount in the breakdown of costs and for payment purposes?

ANSWER: The DD1354 will take roughly 30 minutes to complete. Towards the end of the project, prior to requesting the final payment, plan on a 1 hour meeting with the COR and Real Property Manager to complete the

DD1354.

5. Will there be any liquidated damages on the maintenance of the temperature in the server farm? How can the contractor best ensure the server farm temperature is maintained?

ANSWER: No. Refer to the revised SOW

6. Would you please provide pictures of the CRAC Unit # 2 bottom and top half for measurement and reference of space for removal and installation?

ANSWER: Refer to attached pictures

7. Would you please provide pictures of the inside of the ceiling at the dock entrance to view what will need to be worked around to penetrate walls for refrigerant lines?

ANSWER: Refer to attached pictures

8. Will the COMM room need to be accessed for pipe removal and if so, will access be provided for this removal?

ANSWER: Yes. Access is required and access will be granted.

9. Can we utilize zoom-lock refrigerant fittings inside the building to reduce the need for hot-work permitting inside the facility, and more specifically, inside the server room?

ANSWER: No, all copper piping shall be brazed.

10. It is mentioned that if the refrigerant for CRAC units 1 & 3 test acidic, that new refrigerant must be used. Is it the expectation that we should include that in our base bid? Or can that be a change order? That statement leaves a large element of the unknown for costs. How do we need to prepare for the possibility of R-22 replacement?

ANSWER: If new refrigerant is needed, the KSANG will either provide the refrigerant or issue a change order to purchase the refrigerant. Do not include this cost in your bids.

11. The RFP mentions Sandifer Engineering tying the new CRAC unit into the DDC system. Is that covered in our bid? Or will Sandifer be contracting directly with KANG?

ANSWER: The DDC controls should be included in the bid for this project. Sandifer Engineering is the controls contractor that provides that service to the KSANG and this contact information was provided so you could coordinate directly with Sandifer to get their bid for this work.

12. On the exterior of the building, there is a bus box that appears to be electrical. The new copper line sets will have to pass directly above this box. Will that be covered or protected in some way to eliminate the safety hazard of working around it? or is it safe in its current state to work above it if something were to drop on or into it?

ANSWER: This bus duct is safe to work over. Contractor will be responsible for protecting this equipment from damage. Recommend at a minimum placing a tarp over the bus duct to reduce the dirt/debris falling onto it. This bus duct is not to be used as a step or platform to work off of.

13. Can we repurpose the horizontal copper line set inside the server room for both circuits of the CRAC-2 if we flush the line set to remove existing oil and contaminants?

ANSWER: No, use new copper line sets for the new CRAC sized per the manufacture’s recommendation.
