CLIN 0003 (OPTION) - Install water containment and floor drain for Pressure Washers in Hangar 18

‐ The pressure washers are located on the second-floor mezzanine of Hangar 18 West in a self contained utility room, approximately 10’ x 30’. When the three units are in operation, they have previously leaked from overflow outlets or other areas and have released water when hoses or parts break during operation. These incidents have caused significant water damage to the offices below and surrounding infrastructure. This project will minimize or eliminate future damage caused by leaking parts or equipment failure. Any equipment or fixtures moved during the project must be replaced and tested prior to closeout.

o Water containment curb: around the perimeter of the room, construct an approximately 5.5” tall by 3.5” wide concrete curb (final size subject to approval and may be slightly different to meet the requirements of available formwork and/or flashing from wall). The curb will be installed directly on top of the existing concrete floor, flush with the walls. The concrete curb will be rebar reinforced long the length of the curb with rebar dowels every 16” using #3 rebar.

At the contact point of the existing floor and new curb, the existing concrete will be scoured, with a bonding agent applied before placing the concrete. The curb will not extend in front of the door opening.

o Wall covering: Previous significant water damage was incurred when a high-pressure hose failed during operation and cut through the drywall, causing water to drain down the wall to the offices below. The contractor will install stainless steel sheeting to the wall, up to a height of eight feet for the wall area directly behind the pressure washers (approximately 12 feet in total length). The remainder of the walls inside the room will be covered with water-proof fiber reinforced panels (FRP). FRP is not required above the entry door. All vertical seems shall be waterproof and flashed to prevent water infiltration in the case of spraying water. The wall panels for the entire room will be flashed with “Z” flashing, or equivalent, that overlaps the top of the concrete curb. All joints in the curb flashing shall be properly connected and sealed to prevent water infiltration (per manufacturer’s specifications and/or industry standard).

o Room Drainage: A new 2” floor drain will be installed in the middle of the concrete floor. The drainpipe will run in the interstitial space below, then laterally approximately 15 feet to the mechanical room to the south of the project location and be tied into an existing drain.

The floor in the utility room with the pressure washers will need to be sloped in all direction toward the drain, a minimum of 1/8” per foot. This can be achieved by either slightly raising areas with a mortar/grout underlayment and overlayment system, by grinding/milling the concrete to achieve the slop, or a combination of both. While the curb will not extend in front of the door, any rise in the floor may be done in front of the door as well, as long as transition is installed that minimizes a tripping hazard and visibly alerts occupants to the potential tripping hazard. Unless achieved through use of an overlayment system, the final floor and exposed curb will be sealed with an epoxy (or performance equivalent) floor sealant.

CLIN 0004 (OPTION) - Install water containment and floor drain for Pressure Washers in Hangar 10

‐ The pressure washers are located on the second-floor mezzanine of Hangar 18 West in a self contained utility room, approximately 10’ x 18’. When the unit is in operation, it has previously leaked from overflow outlets or other areas and have released water when hoses or parts break during operation. These incidents have caused significant water damage to the electrical room below and surrounding infrastructure by going under the lone non-CMU block wall. This project will minimize or eliminate future damage caused by leaking parts or equipment failure. Any equipment or fixtures moved during the project must be replaced and tested prior to closeout.

o Water containment curb: Along the 18’ steel stud north wall of the room, construct an approximately 5.5” tall by 3.5” wide concrete curb (final size subject to approval and may be slightly different to meet the requirements of available formwork and/or flashing from wall). The curb will be installed directly on top of the existing concrete floor, flush with the wall. The concrete curb will be rebar reinforced long the length of the curb with rebar dowels every 16” using #3 rebar. At the contact point of the existing floor and new curb, the existing concrete will be scoured, with a bonding agent applied before placing the concrete. The curb will be rebar doweled into the CMU block at each of its terminating ends.

o Wall covering: Previous significant water damage was incurred when a high-pressure hose failed during operation and cut through the drywall, causing water to drain down the wall to the rooms below. The contractor will install stainless steel sheeting to the wall, up to a height of 4 feet along the north wall (4’x18’ total). The remainder of the wall up to the ceiling be covered with water-proof fiber reinforced panels (FRP). All seems shall be waterproof and flashed to prevent water infiltration in the case of spraying water. The wall panels for the north will be flashed with “Z” flashing, or equivalent, that overlaps the top of the concrete curb. All joints in the curb flashing shall be properly connected and sealed to prevent water infiltration (per manufacturer’s specifications and/or industry standard).

o Room Drainage: There is an existing ¾” drain servicing the overflow containment of the existing pressure washer. This drain needs to be reconfigured to drain the entire utility room (in addition to the existing overflow) in the event of leaking or equipment failure The floor in the utility room with the pressure washer will need to be sloped in all direction toward the drain, a minimum of 1/8” per foot. This can be achieved by either slightly raising areas with a mortar/grout underlayment and overlayment system, by grinding/milling the concrete to achieve the slop, or a combination of both. The primary curb will not extend in front of the door. Water also needs to be prevented from leaking under the door threshold and into the conduits protruding along the east wall. Additional curbing shall be required along the east wall and a rounded curb in front of the door, no more than two inches high and a gradual slope in both directions. The door transition shall be installed with a gradual slope to minimize a tripping hazard and visibly alerts occupants to the potential tripping hazard. Unless achieved through use of an overlayment system, the final floor and exposed curb will be sealed with an epoxy (or performance equivalent) floor sealant.
