About this file

This is a roofing specification document for Table Rock State Park, a South Carolina state agency, seeking bids for roof replacement work on the historic Gaines Lodge. The project involves complete removal of the existing pine shake roof system, including all shingles, felt, and metal layers, followed by installation of a new synthetic cedar shake roof in aged cedar color. The scope of work includes disposal of all removed materials, replacement of any damaged roof decking with matching 1-inch thick wood boards, application of synthetic underlayment, reflashing and sealing of all chimney flashing, installation of ice and water shield in valleys, replacement of all pipe and vent flashing, installation of appropriate starter course and hip/ridge shakes, and magnetization of the work area for nails. Gaines Lodge, constructed by the Civilian Conservation Corps and opened in 1938, is listed on the National Historic Register and represents a significant example of CCC era architecture within the South Carolina State Park Service system. The project prioritizes retention of historic architectural features while upgrading to a more durable roofing material with an extended lifespan.

Bidders must provide pricing structured as four separate line items: materials costs, labor costs, cost for roof decking replacement beyond the initial bid quantity, and waste disposal costs, with a combined total bid price. Any roof decking replacement beyond the quantity included in the initial bid requires approval from the onsite representative before work proceeds. The specification document references an attached installation diagram providing representative guidelines for synthetic shake roofing system installation and requires that all work comply with the synthetic shake manufacturer's specifications.

Table Rock State Park is seeking bids for the installation of a new roof for Gaines Lodge. The Civilian Conservation Corps constructed Gaines Lodge and it officially opened to the public in 1938. The building is on the National Historic Register. Gaines Lodge is one of the best examples of CCC era architecture in the SC State Park Service system. The building currently has a pine shake roof. The roof has begun to come to the end of its lifespan and needs to be replaced. The park service seeks to retain the historic architectural features of the building while installing a more durable longer-lifespan roofing material.

Any roof decking replaced would have to be replaced with matching 1-inch, thick wood boards. Quantity of wood decking replacement included with the bid must be specified. Pricing must be provided for the cost of replacing wood decking. Beyond quantity included with the bid. Any roof decking replaced beyond the quantity included with the bid price must be approved by onsite representative before replacement.

· Apply synthetic underlayment to roof deck

· Reflash and seal all flashing on chimneys
