Additionally, the contractor must install 1H/1C thermostats with integrated 3-speed automatic fan control for all 4-pipe AHUs. All repairs must comply with current UFC standards and manufacturer specifications, with the contractor responsible for creating and finishing any required access points.
Quality assurance requirements mandate verification of valve actuation, thermal performance, control sequences, and hydrostatic integrity for each serviced unit. Deliverables include a detailed service report within five business days post-repair, operational test and balance data, and water analysis and treatment plan prior to system flush if required. The contractor must provide qualified personnel with a dedicated Project Manager available via telephone during business hours and responding to technical problems within 24 hours. All personnel, including subcontractors, must obtain DBIDS credentials for facility access, with the contractor solely responsible for coordination with the Visitor Control Center. Travel costs must be included in overall pricing without separate line items. The SOW specifies compliance with OSHA regulations, EPA environmental standards, fire marshal notifications for suppression-affecting activities, and Lock Out/Tag Out coordination with Facilities Division representatives. Reports must be Microsoft Office-compatible, and the QAE retains the right to inspect and reject work not meeting specifications.
