4.0 DETAILED SCOPE OF WORK

4.1 Architectural & Fire-Rated Enclosure ("Room-Within-a-Room")

· Footprint & Geometry: The contractor shall design and construct a freestanding, self-supporting 32' x 16' (512 sq. ft.) interior office enclosure. The finished interior ceiling height shall be between 10'-0" and 12'-0" above finished floor (AFF).

· Placement & Wall Alignment (Option A - Flush Alignment):

· The new office enclosure shall be constructed flush against the existing building perimeter structure (0-inch clearance) along one 32-foot wall line.

· Inaccessible narrow gaps between new framing and existing wood posts are prohibited; new framing must butt directly to existing wall lines with appropriate fire-stop/draft-stop sealing at all mating interfaces.

· Mixed-Occupancy Fire Separation (NFPA 101 / NFPA 221 / IBC Section 707 & 711):

· The office enclosure shall form a complete, continuous 1-hour fire-resistance-rated envelope (all perimeter walls AND a rated horizontal ceiling assembly) separating the Business Occupancy from the surrounding unsuppressed Storage Occupancy.

· Horizontal Ceiling Assembly: To eliminate the need for extending vertical walls 20 feet up to the rafters and prevent the creation of a combustible concealed attic/void space, the contractor shall construct a tested 1-hour fire-rated horizontal ceiling assembly (e.g., UL Design No. L500-series or equivalent ASTM E119 rated assembly).

· No Overhead Void Space: The rated ceiling assembly shall act as a solid, self-supporting roof cap over the office. Because no combustible enclosed void/attic is formed above the office ceiling, sprinklers are omitted above the ceiling per NFPA 13.

· Wall Assembly: Non-loadbearing/structural light-gauge steel framing with 5/8-inch Type X gypsum board installed in compliance with UL Design No. U419 (or equivalent 1-hour listed system).

· Structural Engineering Analysis: The D-B contractor shall provide signed/sealed calculations from a registered Professional Engineer (PE) confirming that the office framing and concrete floor slab safely carry all dead loads (ceiling assembly, HVAC unit, lighting, piping, and water-filled sprinkler systems) independently of the existing building’s 20-foot wood trusses.

· Master Fire Alarm Panel Relocation:

· The contractor shall professionally disconnect, extend existing conduit and wiring runs along the perimeter wall, and remount the existing building Monaco master fire alarm control panel inside the newly constructed office space.

· All wiring extensions must maintain circuit integrity and comply with NFPA 70 (NEC) and NFPA 72.

· Opening Protectives (NFPA 80 / NFPA 101):

· Personnel Doors: Minimum 45-minute (3/4-hour) fire-rated door assemblies equipped with listed positive-latching hardware, smoke gaskets, and automatic self-closing devices.

· HVAC Openings: All duct penetrations through the 1-hour envelope must be equipped with 1.5-hour rated combination fire/smoke dampers (UL 555/555S).

· Through-Penetrations: All electrical, plumbing, mechanical, and communications penetrations must be sealed with a tested UL-listed 1-hour firestop system (ASTM E814 / UL 1479).

4.2 Fire Suppression System (NFPA 13 / UFC 3-600-01 / GARB Base Standards)

· Protection Boundary: The contractor shall provide a complete wet-pipe automatic fire sprinkler system designed and installed in accordance with NFPA 13 (Light Hazard) protecting the interior of the new office space only. The main warehouse floor area (88' x 56') shall remain unsuppressed under this contract.

· Riser & Utility Room: Construct a dedicated, heated, 1-hour fire-rated mechanical/riser room within or immediately adjacent to the office footprint to house the sprinkler riser, backflow preventer, pressure gauges, water flow switch, and inspector’s test assembly. The room temperature shall be always maintained at a minimum of 40°F (4.4°C).

· Sprinkler Heads: Quick-response, concealed or flush pendant sprinklers (brass/white finish) located below the 1-hour ceiling assembly.

· Fire Department Connection (FDC): Install an exterior FDC in accordance with GARB Base Standard A-13.3 featuring a 2.5-inch female NST Siamese coupling with rigid metal caps and chains.

· Yard Hydrant & Post Indicator Valve (PIV): Install a new commercial-grade fire hydrant and associated Post Indicator Valve (PIV) on the southwest side of Building 450, designed for shared access with the adjacent family-camp campground.

· Exterior Hose Bib: Install an exterior freeze-proof (frost-free) commercial hose bib piped from the domestic supply to support equipment and vehicle washing in the parking lot area.

4.3 Mechanical & HVAC Systems

· HVAC Unit: Design and install a high-efficiency mini-split heat pump or dedicated packaged terminal air conditioner (PTAC/packaged unit) sized for the 512 sq. ft. office conditioned space.

· Freeze Protection: Ensure continuous thermostatic controls maintain interior space and riser enclosure above freezing thresholds (>40°F) under historical Grissom winter design conditions.

4.4 Electrical & Infrastructure Upgrades

· Load Calculation: The contractor shall perform a comprehensive electrical load calculation per NFPA 70 (NEC) and UFC 3-520-01.

· Transformer Coordination: Coordinate with Miami-Cass REMC / Peru Utilities at (765) 473-6668 to evaluate the existing 30kVA transformer. The contractor shall furnish and install any required panelboard, conduit, or transformer upgrades necessary to feed the new office, HVAC, and fire protection equipment.

· Lighting & Devices: Install energy-efficient LED recessed lighting and emergency battery backup lighting units per UFC 3-501-01 and NFPA 101.

4.5 Civil & Underground Water Supply

· Water Supply Tie-In: Excavate, route, bed, and backfill a new underground dedicated fire service water line. The primary tie-in point is the municipal water main located in the POL area (approximately 250 feet north of Building 450).

· Utility Coordination: The contractor shall coordinate all excavation, tapping, and water flow/pressure verification directly with Peru Utilities at (765) 473-6681.

· Backflow Prevention: Install an approved double-check backflow prevention assembly (DCBA) or reduced pressure zone (RPZ) device compliant with base water standards.

4.6 Fire Alarm & Mass Notification System (MNS) Integration

· Monaco Control Panel Integration (GARB A-13.1):
