STATEMENT OF WORK/DESCRIPTIONS
C.1 – GENERAL DESCRIPTION OF WORK
The Contractor shall furnish all supervision, materials, equipment and vehicles, tools, parts, labor, transportation, lodging, and miscellaneous items to remodel Mod A (#11-33) and Mod B (#11-60) and Range house (#11-38) buildings. The project is located on the Black Mesa Ranger District.
All work shall be in accordance with the plans and specifications contained herein. No changes to the specifications, terms, or conditions of this Request for Quotations (RFQ) shall be made without the prior approval of the Contracting Officer in writing.
C.2 – LOCATION OF PROJECT
The project is located on the Black Mesa Administrative Site, 2748 E. HWY 260 Overgaard, AZ 85933
C.3 – SPECIFIC SCOPE OF WORK
C3.1 General Requirements
All work shall be completed in accordance with the contract drawings and specifications outlined herein. Site specific utilities, such as plumbing and electrical, must be field verified to the maximum practicable extent. A site visit is strongly recommended prior to bidding the work.
All substituted items or “approved equals” to the specifications shall be approved in writing by the Contracting Officer Representative prior to purchasing.
Provide final cleaning prior to Government acceptance.
Within 5 calendar days after receipt of a written request from the Contracting Officer, the Contractor must submit the following information in writing for approval:
1. A schedule as required by FAR 52.236-15, Schedules for Construction Contracts, and
1. The hours (including the daily starting and stopping times) and days of the week the Contractor proposed to carry out the work
The maximum workweek shall be Monday through Friday, 0700 – 1700. Any change in the work schedule shall be approved in writing by the Contracting Officer prior to commencement.
C3.2 Base line item B1.1 Removal of existing carpet and replacement with matching new high traffic carpet tiles to industry standards throughout carpeted areas that do not match in buildings 11-33 and 11-60 approximately 625 sq feet. New thresholds shall be installed on all transitions from carpet to non-carpet areas. In bathrooms the flooring will be a waterproof vinyl flooring such as modern surface brand approximately 398 sq feet. Floor shall be prepared and level before installation. New baseboard and trim is to be installed. This item includes removal of old blinds and installation of new ones non corded faux wood in 18 windows approximately 47”x35”. Any defects in the walls must be fixed throughout the building then all walls painted with new baseboard installed. Damaged Ceiling tiles will be removed and replaced with matching tiles. Disposal of all trash legally and off-site is the responsibility of the contractor. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C3.3 Base line item B2.1 In building 11-33 bathrooms shower surrounds, doors, and fixtures in shower will remain in building. The window in said bathrooms will need to be properly sealed and drywalled. Drywall repair in both bathrooms around all shower inserts for structural integrity and ascetics. Install new toilets and supply lines of high quality brand such as toto or kholer. Plumbing and electrical as well as installation of a new exhaust fan and light. Installation shall also include new door along with to industry standards. Access panels to critical plumbing and electrical areas are required. All drywall repair and replacement to make a complete appealing product. This includes all sewer tie-ins, electrical, and plumbing as required. A wainscot type wall treatment shall be installed including matching baseboard and trim. All work shall be completed to industry standards. Disposal of all trash legally and off-site is the responsibility of the contractor. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C3.4 Base line item B3.1 In building 11-60 remodel bathrooms, including removal and disposal of all existing fixtures, tubs, toilets, sinks, lights, and mirrors. New flooring installation, fixtures, sink, medicine cabinet, toilet and supply lines of high quality such as toto, kholer, delta, moen, towel bars, toilet paper holder, lights, and installation of required backing and a shower insert and door. Shower insert, doors, and hardware shall match what is in building 11-33. All hardware on shower and doors should be nickel finish. The grab bars around the toilet should be cleaned and replaced after walls are finished. Plumbing and electrical as well as installation of a new exhaust fan and light. An access panels to critical plumbing and electrical areas is required. All drywall repair and replacement to make a complete appealing product. This includes all sewer tie-ins, electrical, and plumbing as required. A wainscot type wall treatment shall be installed including matching baseboard and trim. Paint above wainscot. All work must be completed to industry standards. Disposal of all trash legally and off-site is the responsibility of the contractor. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials.. Unit of measure is Each (EA).
C3.5 Base line item B4.1 In buildings 11-33 and 11-60 remove and replace all interior doors except the closets housing the furnace and water heater and the pantry door. New doorknobs, digital dead bolts, hinges, doorstops, and numbers are to be installed. The doors will be sealed with a wood sealant or painted to match ascetics. All work must be completed to industry standards. Disposal of all trash legally and off-site is the responsibility of the contractor. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C3.6 Base line item B5.1 Remodel restrooms in building 11-38, install new tile shower surround, vanity, fixtures, sinks, mirror, grab bars, lighting, texture and paint, window trim, matching outlet covers, and all finish work. A new flooring shall be installed with a smooth transition to hallway. This line includes sewer tie-ins, electrical, and plumbing, as required. All matching baseboard and trim must be included. This item includes 2 new sliding closet doors to be installed in bedrooms. All work must be completed to industry standards. Disposal of all trash legally and off-site is the responsibility of the contractor. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C3.7 Base line item B6.1 Remodel kitchens in building 11-38, including Removing and replacing all cabinets (approximately 23 linear ft) both wall mounted and ground mounted, countertops (approximately 41 SQ FT) of granite or other natural stone, sink and faucet, back splash, lighting, paint, vent hood, and matching outlet cover throughout the house. Add lighting and switch above the breakfast bar area. The counter of the breakfast bar should extend far enough to provide seating underneath.7 interior will be replaced with solid core doors with new handles and hinges and sealed with a sealant or paint to match. This line includes electrical and plumbing, as required. This item includes all knobs and handles and will require the use of custom cabinets as standard sizes do not fit. Material for cabinets should be of quality solid wood and not particle board. All matching baseboard and trim must be included. All work must be completed to industry standards. Disposal of all trash legally and off-site is the responsibility of the contractor. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C3.8 Base line item B7.1 In building 11-38 Install new flooring throughout the house. The flooring shall be a rigid core vinyl plank flooring except bathrooms and laundry room which will be tile. All work must be completed to industry standards. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C3.9 Base line item B8.1 In buildings 11-38, 11-33, and 11-60 Install new propane gas water heaters and supply lines. This line includes disposal of old water heaters. All work must be completed to industry standards. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
C4.0 Option item O1.1 In building 11-60 a new A/C unit will be installed and hooked to existing duct work. This item includes removal and disposal of old unit. All work will be completed to industry standards. Contractor shall verify all measurements and quantities and receive approval from COR prior to ordering/purchasing materials. Unit of measure is Each (EA).
