About this file

This document is a detailed specification for a residential roof replacement project for Franklin Roe located at 5 Holt Road West in Hyde Park, New York, dated 6/22/2025. The project involves completely removing existing roofing material and replacing it with new roofing components, including stripping the roof down to the decking, inspecting for damage, and potentially replacing substrate materials. Specific requirements include installing ice shields, new drip edges, synthetic underlayment, vent pipe boots, ridge vents, and 30-year architectural self-sealing GAF shingles. Additionally, the contractor must install new stainless steel chimney caps, trim back tree limbs to create a four-foot building envelope, and ensure thorough cleanup of roofing debris.

The specification includes several special notes and requirements for the contractor, such as maintaining a clean work site, continuing work on normal workdays to complete the installation quickly, and ensuring the roof remains watertight during any downtime. The contractor is responsible for securing and closing out necessary building permits, providing copies to the homeowner and county staff, and installing all components according to manufacturer specifications and New York State Building Code. An add/alternate section notes that roof venting at the eaves appears diminished or obstructed, and the contractor is asked to provide an approach and estimate to remedy these draft deficiencies. The document emphasizes that the contractor will be held responsible for any property damages resulting from negligence.
