About this file
This document is a Questions and Answers (Q&A) document for B34 First Floor Repairs, providing detailed clarifications for a construction project. Key details include a 180-calendar day performance period, with standard work hours of Monday-Friday 0700-1700, and the contractor allowed to request alternative work hours. The project involves first floor repairs, including removing and reinstalling items, potential mold remediation, electrical work, ceiling tile and concrete replacement, and fire protection system modifications. Specific requirements include taking measurements for various elements, following SOW guidelines, adding code-required outlets, using rigid conduit, and providing PDF as-built CAD updates. Notable clarifications include no climate control required for stored items, no QFPE needed for testing, no abatement required, and LED fixtures not needing exact color temperature matching. The Notice to Proceed (NTP) will be issued after contract award and submittal approval.

1. Can the deck height of the first floor please be provided. Contractor to take all measurements.
2. For all items that are to be removed and stored, will they be able to be stored within the building or is there another building where items can be stored or is it preferred that the contractor store the equipment in conex boxes? The items can be stored on the first floor other than the lobby. All fire codes must be followed for egress etc. A conex box is also acceptable.
3. Can it be confirmed whether material being stored will require climate control if being stored outside of the building? No climate control is required but the stored items can’t be damaged.
4. If the above question states to store in equipment outside of the building and will require climate control, will power be available at no cost to the contractor? NA
5. Is there an inventory list available of items to be removed, stored, and reinstalled?
Additionally, please confirm whether it’s the responsibility of the contractor to notate location of all items removed that are to be reinstalled. There is no list of items.

10. Will there be any special requirements or limitations for bringing the fire suppression system down? Must coordinate all shutdowns IAW SOW.
11. Confirm that the 200SF of GWB mold is only a placeholder in the event mold is found and that no mold is known to be present currently in the building. Correct.

Contractor to take all measurements or use the measured drawing in the SOW.
15. Is there a preference on the edge finish for the quartz countertop? “Standard” round over edge.
16. For bidding purposes, please quantify the square footage of concrete that should be included in our pricing to be replaced so all contractors are bidding the same quantity.

SOW.
17. Due to the scope of work requirements we are requesting the period of performance be extended to no less than 180 calendar days after notice to proceed. Acceptable.
18. Please confirm if the contract award date also serves as the NTP date or will the NTP date be after submittal approval? NTP will issued later, after award.

The SOW states that the lobby, conference rooms, EOC, and AV room must be completed “at the same time.” Can the Government clarify whether this means continuous uninterrupted work or simply that these rooms must be turned over simultaneously? When this area starts, these areas need to be completed fully, at the same time, so they can be occupied as quickly as possible.
23. For the 4’-0” opening between breakrooms, can the Government confirm whether the 2’ soffit (from ceiling down) requires fire-rating or special framing? No special framing. Match GWB etc. to existing.
