The existing asphalt roofing materials shall be removed and disposed of off site. There are sections of existing metal roofing that shall be removed and replaced with new metal roofing.

Replace 65 linear feet of existing gutters with 6” x 6” seamless metal gutters. Replace 35 linear feet of existing down spouts with 3” x 4” down spouts. Follow existing drain plan. 75 linear feet of rotten facia boards shall be replaced with the equal dimension pvc board before the new gutters are installed. New gutters shall have snow guards.

It is recommended that prospective contractors visit the site of the work, view the building and talk with Refuge Manager Steve Agius, so they understand the building conditions that they will need to address so the installed metal roof will be leak free upon completion of the metal roof installation. Install all valley and eave flashing per roof manufacturer’s recommended installation procedures to provide a weathertight seal. Flashing is also required where the roofing meets sidewall areas.

The building has issues with water penetrating the side wall above the primary entry annex. Install sidewall flashing to extend no less than 16” above the roofline.

A minimum of 4’ of ice and watershield (waterproof membrane) shall be installed along all drip edges.

2. Contractor shall furnish all labor, materials, equipment and incidentals necessary to complete the work in accordance with these specifications.

A. MATERIALS

1. Steel roof panels shall be 22 gauge (minimum) interlocking standing seam, with a seam height of 1.5 inches to allow for the installation of future solar panels.

The exterior paint finish shall be galvalume (aluminum-zinc alloy) with an acrylic topcoat for corrosion resistance and longevity. The interior finish shall be 0.3 mil thick wash coat over 0.2 mil primer. Exterior color is to be selected by the Refuge Manager from Manufacturer's standard colors.

2. Roof panels with lap type side joints or those requiring battens or other non-integral sealing means or exposed structural fasteners shall not be considered acceptable.

3. Roof panels shall be roll formed in the Manufacturer's plant to control quality. On-site roll formed panels are not acceptable.

4. Roof panels shall have plant-installed sealant for quality control.

B. ROOF SYSTEM

1. Roof panels shall be of standing seam interlocking design and secured to the supports with a concealed structural fastening system.

2. The concealed attachment system shall eliminate all through fastener penetration of the exposed roofing surface into structural supports and allow the roof covering to move independently of any differential thermal movement by the framing system.

Agius, Steve What about going a little thicker steel (22 gauge) due to heavy snow and ice loads that are becoming more common with a changing climate?

Yee, Richard (Rich) updated

3. The panel-to-structural clip shall be designed to accommodate one (1.0) inch of thermal movement in both expansion and contraction (two inches total). The clip shall incorporate a self-centering feature to assure one (1.0) inch of movement capability in both directions.

4. The standing seam panels shall have integral male and female interlocking ribs with a plant applied, non-hardening sealant, and the seams shall be continuously locked or crimped together by mechanical means during installation.

5. Roof panels shall have flush horizontal and vertical surfaces, to facilitate sealing at terminations. Panel configurations which create voids requiring supplemental closure devices shall not be considered acceptable.

6. Roof panels shall be fastened to the support framing members with a concealed clip or backing device of steel having a protective metallic coating. Through penetration of the roofing surface by exposed fasteners shall occur only for non-structural connections at panel termination and roof perimeter flashing locations. Such fasteners shall be corrosion resistant aluminum-zinc alloy die cast head steel screws with weather seal washers.

7. Panel termination and perimeter flashings (attached to roof panels) shall be sealed with sealants recommended and furnished by the Manufacturer.

8. Required closures shall be metal. Non-metal closures will not be acceptable.

9. Install valley and eave flashing per roof manufacturer’s recommended installation procedures to provide a weathertight seal. Flashing is also required where the roofing meets sidewall areas.

2.02 TRIM SYSTEMS

C. Trim components formed by the roofing contractor shall conform to details submitted and approved by the Architect, and approved by the Manufacturer.

2.03 ROOF ACCESSORIES

A. ROOF JACKS

1. For pipe penetration openings 12 inches in diameter or smaller, flash and seal these penetrations to the roof panel by roof jacks.

2. Roof jack material shall be EPDM with an aluminum sealing ring base.

3. Roof jacks are acceptable, providing attachments can be made in the flat of the panel and no standing seam rib has been altered. If a panel rib must be cut due to location of a penetration, a roof curb must be used.

4. Installation of roof jacks must comply with Manufacturer's instructions.

B. ROOF CURBS

1. SCOPE AND QUALITY

a. The roof curb unit(s) covered by this Specification shall be fabricated to the specifications of the roofing Manufacturer, thereby assuring compatibility with the roof construction framing and covering.

c. All sealants, closures, and fasteners, etc., shall be included for proper installation and performance.

d. Roof vent curb and supporting framing shall provide for the expected expansion and contraction of the roof panels.

2. MATERIALS AND CONSTRUCTION

a. Metal roof curbs shall be provided with a horizontal flanged top projecting a minimum of 12" above the weather surface plane. The base shall fit the roof slope and shall be compatible with the roof panels to which it is flashed and/or sealed and fastened.

b. The curb shall be fabricated from the same or thicker stock thickness and shall match the color of the rest of the roof. All exterior seams are to be continuously welded and watertight.
