About this file
This is a site plan document prepared by the Town of Groton, Connecticut Public Works Department Engineering division for the Shennecossett Golf Course Clubhouse exterior stair resurfacing project located at 93 Plant Street, Groton, Connecticut. The project involves the removal of existing rubber tiles and installation of 1.5-inch thick bluestone stair treads across three designated areas (A, B, and C) of the porch stairs and top landings. The work includes patching spalled concrete in Area C with quick-setting cement, painting all vertical surfaces with exterior white paint suitable for concrete substrates, and installing bluestone treads with a 1-inch overhang at nosings and 1/4-inch radius bevels. Key specifications require stair riser heights between 4 and 7 inches with uniform heights within each flight, stair tread depths that are uniform within each flight with a minimum 1 percent to maximum 2 percent slope for water drainage, and exterior-rated mortar and sealant materials subject to engineer approval. The contractor must maintain foot traffic access to the Pro Shop at all times by directing pedestrians to available stairs and must protect work areas from damage until completion.
The site plan establishes critical project constraints and responsibilities, including contractor obligations to install directional signage for Pro Shop access, protect existing features such as the porch and concrete side walls throughout construction, and follow all manufacturer instructions for product installation. The Town of Groton will manage the removal and reinstallation of existing guardrails and handrails upon completion of stair tread resurfacing. Bluestone stair tread samples must be submitted to the engineer for approval, as must datasheets for all mortar and sealant products. The project date is referenced as August 12, 2025, and the prospective bidder must complete a bid form and company information sheet, with tax exemptions handled by the Town in accordance with Connecticut law.
