About this file

This is Addendum 1 to the Invitation to Bid for the Shennecossett Golf Course Porch Stairs Resurfacing project issued by the Town of Groton, Connecticut Public Works Department on October 29, 2025. The addendum clarifies specifications and answers questions from prospective bidders regarding the resurfacing of porch stairs at Shennecossett Golf Course. The selected contractor may commence work as soon as possible, subject to weather limitations, with flexibility to schedule the project for spring 2026 if necessary to avoid winter conditions and disruptions to golf course operations. Bids must include all costs for necessary repairs to existing stairs to provide a sound finished product, including cleaning, preparation, patching, and re-pargeing of deteriorated concrete on stair risers and sides. The project requires installation of 1.5-inch thick bluestone treads on stairs and one tread width at the top of all landing areas (A, B, and C), with a drip edge sawcut installed on the underside of each stair tread overhang to prevent water migration and damage to risers.

Prospective bidders must acknowledge receipt of this addendum by inserting its number and date in their proposal form, with failure to do so potentially subjecting bidders to disqualification. The bid price shall remain firm regardless of scheduling, and uniformity in riser height will be achieved by removing existing concrete from stair treads to the appropriate depth to accommodate the mortar bed and bluestone installation. Bidders should not include taxes from which the Town is exempted by law, as the Town will complete any required tax exemption forms within legal parameters.

PROJECT: 26-11 Shennecossett Golf Course Porch Stairs Resurface

ADDENDUM #1

DATE: October 29,2025

TO: Prospective bidders for the Shennecossett Golf Course Porch Stairs Resurface project

Bidders shall acknowledge receipt of this addendum by inserting its number and date in the proposal form. Failure to do so may subject bidders to disqualification. This addendum forms a part of the project’s bid documents.

Addendum #1 has been prepared to answer questions from prospective bidders:

1. Question: Is the work tentatively scheduled for the Spring of 2026?

a. Answer: The selected contractor may commence work as soon as possible, subject to weather limitations. If unable to complete the project before winter 2025, the contractor may schedule the work for spring 2026, as early as possible to avoid disruptions to golf course operations. If work is scheduled for Spring 2026, contractor’s bid price shall remain firm.

2. Question: The existing concrete surface at all (3) stair riser faces and sides are spalled and in poor condition.

Once any concrete demo work is performed, the deteriorated can be expected to loosen and fall off. Should we also include the cost to clean, prepare, and re-parge all of the stair risers and sides in our bid or will the

Town treat that work as an extra as needed?

a. Answer: Bids shall include the cost of all necessary repairs to existing stairs within the project scope to provide a sound finished product, including patching of any concrete that falls off during demolition.

3. Question: Please provide additional details regarding the “drip edge” sawcut on the underside of the lower step.

a. Answer: The drip edge sawcut is to be installed on the underside of the overhang for every stair tread. It is ½” deep and located ½” in from the leading edge. Its purpose is to prevent water from migrating along the undersides of the of the stair treads and wetting the risers.

4. Question: Will the Town allow 1” thick bluestone for better uniformity in riser height?

a. Answer: No, 1.5” thick bluestone treads shall be used. Uniformity in riser height shall be achieved by removing existing concrete from stair treads down to the appropriate depth to allow for mortar bed and bluestone treads.

5. The project description states to install bluestone treads on stairs and top of landings. Would this include the entire walkway between stairs A and B or just one tread width at the top of both areas.

a. Answer: Just one tread width of bluestone shall be installed at the top of all areas (A, B and C).
