CLARIFICATIONS / RESPONSES
General and Contractual:
1. Restroom facilities will be available to the contractor as long as the facilities are not abused. Parking will be available for work-related contractor vehicles. Parking will be confined to owner specified locations at the back of the building.
The owner may allow the contractor to use their dumpsters for daily trash. However, they should assume they will need to remove all trash from the premises. Demolition and construction-related trash will need to be removed by the contractor. Employees must be professional and courteous.
2. Old devices can be removed and disposed of. Plates can be used to cover old device locations. Plates must be painted to match the surrounding wall colors.
3. Bid security, bid bond or cash, in the amount of 5% of the total bid is required with the bid.
4. Winter months are the best time to work. Work hours are 7 am to 5 pm Monday through Friday. Off hours can be arranged on Sundays. Work in exhibits shall be split between normal work hours and Sundays. Work in collection areas need an escort.
5. Contractors shall price a fully redundant system. New device locations do not line up with old ones. The system must be expandable and must allow additional devices to facilitate an upcoming project to enclose the portico.
6. Duct detectors must be replaced in units with design airflows greater than 2,000 cfm. There are a total of eight duct detectors in the new system, which is less than the number being removed. All ductwork where duct detectors are being removed must be properly patched.
7. All work must be included in your pricing and nothing can be excluded. The procurement and installation of conduit is required. Minimum conduit size is 3/4".
Questions from Contractors:
Coordination with Elevator Service Company:
1. Will the successful contractor be responsible for coordinating with the owner's elevator service company to obtain the necessary elevator permits and perform testing required by the North Carolina Department of Labor (NCDOL)? This responsibility would include ensuring all relevant documentation, safety checks, and compliance measures are handled in accordance with NCDOL regulations.
Remington & Vernick Engineers Response: Yes, the successful contractor shall provide a complete project including coordination and responsibility.
Abandoned Graphic Annunciator in Atrium:
2. In the atrium near the gift shop, there exists an outdated graphic annunciator that is no longer operational, appearing to have been abandoned during a previous project. Since this annunciator is no longer actively connected or relevant to the current fire alarm system, can it be left in place without any updates or removals, thereby not interfering with the
Page | 4
NC DNCR Musuem of the Albemarle ongoing or future work?
Remington & Vernick Engineers Response: The graphic Annunciator is shown to be demolished on drawing E-101. It is not destined to be replaced. Comply to the demolition and renovation specification for additional patch and repair requirements.
Conduit Routing in Lobby 102:
3. In Lobby 102, the plans indicate locations for a new pull station and horn strobe that pose practical and aesthetic challenges for conduit routing, specifically because the new pull station is shown on a glass wall. Would it be permissible to install these new devices in the same locations as the existing devices, maintaining consistency and avoiding disruptive or unsightly conduit runs?
Remington & Vernick Engineers Response: The requirement of the pull station is that it shall be ADA compliant and within 5’-0” of the egress exit door. Should the existing location provide the necessary requirement than the existing location can be allowed.
Remote Annunciator in Lobby 101:
4. The design plans show the new remote annunciator to be installed on a glass wall in Lobby 101. For consistency and ease of installation, can we place the new annunciator in the same position as the existing one? This would avoid the challenges of installing equipment on a glass surface.
Remington & Vernick Engineers Response: The Remote Annunciator is a requirement and shall be installed in the
Entrance Vestibule. The contractor shall provide an aesthetically pleasing installation method that will need to be approved by the owner prior to installation.
Relocation of Weatherproof Devices in Porticos:
5. The weatherproof devices currently located in the North and South Portico areas are specified to be relocated. For better protection and integration, can these devices be relocated to the ceiling, ensuring they are less exposed and potentially more effective in the given environment?
Remington & Vernick Engineers Response: The design has been approved by the State of North Carolina. Please provide as specified.
Notification Devices in Future Indoor Space:
6. The patio area on the north side of the building is planned to be converted into indoor space within the next year. Any devices installed in this project phase would need to be removed or relocated during the subsequent remodel. Therefore, we recommend deferring the installation of new notification devices in this area until the next renovation project, to avoid redundant work and additional costs.
Remington & Vernick Engineers Response: The future renovation is not part of this project. Please provide as specified.
Smoke Exhaust System in Atrium:
7. There is a smoke exhaust system in the Atrium intended for smoke evacuation that is not currently reflected on the plans. Can you please confirm the number of fire alarm outputs that are required to integrate with the existing smoke exhaust panel? The smoke exhaust panel was installed by the mechanical contractor and needs to be accurately represented in the fire alarm system design.
Remington & Vernick Engineers Response: Please refer to all new devices as indicated on the contract drawings for the integration into the existing smoke control system.
Reusing Existing Conduit to Fire Pump Building:
Page | 5
NC DNCR Musuem of the Albemarle
8. The existing conduit that runs to the fire pump building could potentially be reused. Installing new conduit would necessitate cutting and patching the driveway asphalt, which would incur additional costs and disruptions. We propose using new underground-rated cable in the existing conduit as a cost-saving measure while still ensuring compliance and functionality.
Remington & Vernick Engineers Response: The Fire Alarm system and Fire Pump shall be in full operation throughout the fire alarm renovation. Should the contractor elect to reuse the existing underground raceways, the contractor shall provide 24/7 fire watch of the entire facility during any disruption of the fire alarm system installation. At no time shall the facility be without 100% monitoring.
Smoke Detectors in Balcony 201:
9. The plans indicate three new smoke detectors to be installed in Balcony 201. Due to concerns about accessibility and serviceability, we suggest replacing the existing beam detector with a new addressable beam detector. This new detector can be reset from the fire alarm panel, ensuring easier maintenance and reliable functionality.
Remington & Vernick Engineers Response: The design has been approved by the State of North Carolina. Please provide as specified.
Conduit in Gallery 219:
10. The end user has requested that all conduit installed in Gallery 219 be black, which deviates from the originally specified red conduit. To meet this request, we seek pre-approval to utilize black conduit in this area. The electrical contractor would handle the painting of the conduit black before installation to ensure it meets aesthetic requirements.
Remington & Vernick Engineers Response: All fire alarm conduit shall be painted except in areas where there are black ceilings. In areas with black ceilings, the conduit should be painted black to match. All junction box covers for fire alarm conduit throughout the entire facility should be painted red regardless of whether the conduit leading to the junction box is painted or not painted.
Utilization of Existing Conduit:
11. As a measure to reduce costs and minimize disruption, we would like to propose using existing conduit wherever feasible during this project. This approach would not only save on material costs but also reduce labor and potential interruptions to the facility’s operations.
Remington & Vernick Engineers Response: Should the contractor elect to reuse the existing raceways; the contractor shall provide 24/7 fire watch of the entire facility during any disruption of the fire alarm system installation. At no time shall the facility be without 100% monitoring.
Reusing Existing Smoke Detector Locations in Hard Ceilings:
12. To reduce costs and minimize disruption, we propose reusing the existing smoke detector locations in areas with hard ceilings. This approach will not only save on materials and labor but also help avoid unnecessary structural modifications, ensuring smoother and more efficient installation.
Remington & Vernick Engineers Response: Should the contractor elect to reuse the existing device locations; the contractor shall provide 24/7 fire watch of the entire facility during any disruption of the fire alarm system installation. At no time shall the facility be without 100% monitoring. The patching and repairing of all locations will still be mandated.
13. Could you confirm an elevator contact for the elevator recall recertification and who has the HVAC controls/maintenance for the replacement and interface of the new duct detectors?
The elevator contact is:

14. Will work have to be done in after hours?
Remington & Vernick Engineers Response: Winter months are the best time to work. Work hours are 7 am to 5 pm
Monday through Friday. Off hours can be arranged on Sundays. Work in exhibits shall be split between normal work hours and Sundays.
15. Note 5 under the fire alarm scope of works states that “All exposed fire alarm wiring shall be new in raceway (EMT, FMC (for Fire Alarm), RGS, Wiremold (or equal). All non‐exposed (accessible ceilings only) shielded fire rated
FLRP cable is acceptable.” Notifier recommends unshielded cable for the SLC
(addressable loop) is that acceptable?
Remington & Vernick Engineers Response: Note 5 to be revised to state “All exposed fire alarm wiring shall be new in raceway (EMT, FMC, RGS, Wiremold (or equal). Wiremold only acceptable in limited surface mounted situations, as approved by owner through prior written permission. Armorflex is acceptable in non-accessible ceilings. MC or AC cable not allowed without prior written permission by the state. Shielded fire rated FLRP cable is not acceptable. Unshielded cable for the SLC (addressable loop) is acceptable but it must be in new raceway, as describe above. Fire alarm wiring cannot be in the same conduit as power wiring.”
16. To expand on question 3 is it acceptable to use fire alarm cable above sheetrock ceilings. Wire can be fished across ceiling and may not require ceiling to be cut and patched for installation of conduit. The more wire we can conceal the cleaner the installation will look.
Remington & Vernick Engineers Response: See previous answer.
17. Who is responsible for patching & painting.
Remington & Vernick Engineers Response: The contractor is responsible for patching and painting. Existing boxes can be covered by cover plates. Plates must be painted to match the surrounding wall colors.
18. What is the extent of pathing and painting that will be required by us?
Remington & Vernick Engineers Response: The contractor is responsible for patching and painting. Existing boxes can be covered by cover plates. Plates must be painted to match the surrounding wall colors. Painting is only required to cover up the immediate area that was patched. Entire walls do not need to be painted. Contractor to match the surrounding color. If surface mounted conduit currently exists, it can be abandoned in place.
19. If painting is required are color codes available to match existing paint colors?
Remington & Vernick Engineers Response: No, paint must match the surrounding wall colors (using a sample).
20. Is there an anticipated date for the notice to proceed to be issued?
Remington & Vernick Engineers Response: No date has been established.
21. Who is responsible for disposing of old fire alarm equipment?
Page | 7
NC DNCR Musuem of the Albemarle
Remington & Vernick Engineers Response: Contractor shall dispose of old fire alarm equipment. Old devices don’t need to be returned to the owner.
22. Is there a requirement that each floor needs to be on its own loop?
Specifications limit SLC loop to 50 devices per loop, not by floor. Contractor to submit proposed SLC loops and device count per loop using 3 SLC loops with devices distributed evenly in accordance with manufacturer's installation instructions for SLC limitations.
23. Is elevator testing and permits the responsibility of the contractor?
Elevator testing and permits to be covered by contractor.
24. Can dumpsters and shipping containers for materials be left on-site?
Dumpsters and shipping containers for materials can be placed in the back parking lot.
25. Who is the sprinkler contractor?
