About this file

This is a Request for Proposal (RFP #043025) issued by the Brantley County Development Authority (BCDA) in Georgia, seeking to sell all undeveloped land owned by the county in four specific areas: Satilla Plantation, Satilla Pastures, Pine Crest, and Eagles Crest. The RFP invites prospective buyers to submit detailed proposals for land development, with a base bid of $250,000. The development plan must include specific requirements such as a drainage plan, new entrance gates, road and right-of-way planning, utility infrastructure, and community development specifications. Prospective buyers must propose a minimum home size of 1,400 square feet with a two-car garage, outline the total projected number of homes, and commit to paying a $250 impact fee per home sold.

The proposal requires a comprehensive development approach, including forming a master association for road and common area maintenance, amending existing subdivision covenants, and providing a $5,000,000 performance bond maintained for five years or until project completion. Buyers will take control of all roads, and individual land purchases will be limited to 10 acres. The BCDA reserves the right to select the bid that best supports property development, evaluating proposals based on vendor qualifications, experience, references, and other relevant factors. Financing proof and a detailed development plan are mandatory submission requirements, with the ultimate goal of transforming the undeveloped land into a planned residential community.
