About this file

This document is an Amended and Restated Declaration of Protective Covenants for a residential mini-farm community located in Brantley County, Georgia. The declaration establishes comprehensive land use guidelines for a subdivision that allows residential and agricultural purposes, with each farm/lot being a minimum of 3 acres. The document outlines detailed restrictions on building types, architectural standards, and land use, specifically permitting residential dwellings, barndominiums, and agricultural activities with specific limitations on livestock (such as one hog per acre, fifteen chickens per acre, two goats per acre, and two horses and one cow per acre).

The protective covenants create a Farm Owners' Association with specific governance structures, including uniform voting rights (one vote per farm), the ability to levy assessments, and rights to establish and enforce community rules. The covenants are initially set for a 20-year term, with automatic extensions, and require at least 75% of property owners to approve any significant changes. Key architectural requirements include a minimum of 1,400 square feet of heated living space, high-quality exterior materials like wood, brick, or hardie board, and specific design standards for structures like barndominiums. The declaration also establishes a Master Association responsible for maintaining roads and common areas across multiple related developments in the area.
