About this file

This document is a Scope of Work for a Mechanical, Electrical, and Plumbing (MEP) Assessment project for the CVG Centre, a six-story, Class B office building located at 77 Comair Blvd in Erlanger, Kentucky, comprising approximately 135,610 square feet. The assessment aims to comprehensively evaluate the condition, performance, and compliance of all MEP systems to support strategic planning and operational efficiency. The project will assess multiple systems including HVAC, electrical, plumbing, fire protection, building management systems, and extra-low voltage infrastructure.

The deliverables will include a comprehensive MEP assessment report with system condition summaries, annotated floor plans, a deficiency list with photos, recommended corrective actions, and code compliance findings. Additionally, the project will produce capital planning tools such as a lifecycle cost analysis by asset, rough order of magnitude estimates for repairs and upgrades prioritized by timeframe (immediate, 1-3 years, 3-5 years), and an executive summary. The final documentation will include editable files like an Excel-based asset registry and cost matrix, along with editable report and planning documents in Word and Excel formats.
